Walking is a way of life in Bradburn Village. The Westminster, Colorado development is designed to have everything residents need for a quality life, including grocery stores, parks, and an array of homes. “Bradburn Village is a community within a community,” says Dominic Jones of Fathom Realty Colorado. “Everything is set up within walking distance, which fosters a family-friendly environment.”
With four distinct subdivisions, Bradburn Village offers its residents a variety of home styles and living options, ranging from stately Craftsman homes to quaint rowhomes and contemporary town houses. Most residences were designed with vernacular Front Plains styles in mind. Denver Prairie and Farmhouse styles with wrap-around porches are popular among larger homes, while brownstones don traditional details, bay windows, and sometimes balconies. A smattering of Colonial Revival, Tudor Revival and Italianate styles are also among the mix. “You have everything from condos and townhomes to single-family homes on larger lots,” Jones says, adding that the typical price range is $650,000 to $1 million. You may find a modern three-bed, three-bathroom row house for as low as $510,000, while estates spanning over 4,000 square feet are valued at over $1 million.
Most of the neighborhood’s action happens within its Village Core subdivision. Developed along Main Street, this commercial nucleus features mixed-use spaces, from work/live units to restaurants and stores. “The neighborhood’s main strip is like a mini downtown,” Jones says, adding that you can find mom-and-pop shops and all kinds of dining experiences amongst the offices and condos. Folks grab their morning coffee and breakfast at Early Bird Restaurant, stock up on groceries at Whole Foods, get a workout in at the various fitness centers, and run to the bank, all within the same few blocks and all within walking distance from their front door. “You don’t have to leave to get whatever you need,” Jones says.
There is no shortage of green spaces and recreational outlets for those living in Bradburn Village. Residents can access two recreation centers, a seasonal pool, and sports facilities, including basketball and tennis courts. The neighborhood’s nine parks and over 45 miles of open space trails allow ample acreage for relaxation, leisurely bike rides, morning runs, and simply getting a breath of fresh Colorado air. Neighbors gather at these parks for Park Parties every Friday in the summer, and the diverse community comes together at the Orchard Park gazebo, where concerts and most of the neighborhood events occur. “Local live bands will play, and people sit out on the grassy area by the stage,” Jones says. He adds that the walkability of Bradburn Village promotes socializing and cultivates a friendly and open community. “You’ll see people out and about, drinking their coffee and always stopping to chat. The neighborhood has that good, wholesome, family feel that many people seek out.”
Students in Bradburn Village may attend public school within the Adams 12 Five Star Schools District, rated the seventh-best school district in Denver. Schools within the district include Cotton Creek Elementary School and Westlake Middle School, which have a Niche rating of B+ or above. At A-rated Legacy High School, freshmen through seniors participate in the Legacy 2000 Program, focusing on student-driven studies, job shadowing and internships in STEM. Parents who want their kids to walk to school may enroll them in the Academy of Charter Schools, which is situated within the neighborhood and has a B+ rating from Niche.
