The Falls is a small gated community just east of the Everglades

Delicately arranged palm and ficus trees adorn the front gates of The Falls, a finely landscaped and amenity-forward suburb of South Florida’s City of Weston. “They spent a lot of money on greenery when building the city,” says broker Patricia Lewis of One Sotheby’s International Realty. She’s served South Florida homebuyers for over 35 years. “The Falls has beautiful foliage. It’s a very desirable community.” Buyers are primarily drawn to the community’s amenities and proximity to highly rated schools. Locals enjoy quick access to diverse restaurants and public parks. Lewis adds that the community’s location in Broward County is another draw. “You can live here and work in Fort Lauderdale, Boca Raton or Miami, and be there within a reasonable amount of time.” The Falls has a CAP Index Crime Score is 1 out of 10, lower than the national average of 4.

Mediterranean and Spanish Revival homes line sidewalk-lined streets

Mediterranean and Spanish Revival homes fill the community, distinct with terra cotta roofing and stucco siding. Three-bedroom homes generally range from around $500,000 to $700,000, while four- to five-bedroom homes can sell for $700,000 to $1.2 million. Lewis says housing prices are generally lower in The Falls than in other neighborhoods in Weston. “It’s one of the more affordable neighborhoods,” she says. Residents pay fees to The Falls Maintenance Association, which keeps architecture consistent and yards meticulously landscaped. Most homes have grassy front yards and face sidewalk-lined streets where residents often walk. Many houses have in-ground pools with lanais, and several homes overlook the water.

Locals schools have high grades on Niche

Broward County Public Schools scores an overall B-plus on Niche, offers school choice and serves around 250,000 students. Eagle Point Elementary School, located within walking distance of many homes in The Falls, scores an overall A. Tequesta Trace Middle School receives an A-minus. Cypress Bay High School has an A-plus and is ranked among the top five high schools in Broward County. Cypress Bay offers several career and technical education programs, from interior design and early childhood education to game design and aviation.

Community amenities and nearby public parks

The Falls has a community pool that residents can reserve for parties and get-togethers. It’s surrounded by a bit of green space and a small, concrete path that runs by a sandy playground and a basketball court. The City of Weston also manages several public parks near The Falls. Eagle Point Park has multi-use fields and courts behind the Eagle Point Elementary School. It’s a popular spot for lacrosse and football teams, and leashed dogs are welcome. A couple of miles south, Tequesta Trace Park sprawls across 42 acres with sports facilities, playgrounds and a skate park. The Bonaventure Golf Club has public tee times and has welcomed players like Tiger Woods and Sergio Garcia; the course is about 3 miles east of the front gates of The Falls.

International flavors and nearby grocery stores

A few grocery stores are near The Falls, and several restaurants with international flavors are available across Weston. “You don’t have to go very far to get anything here,” Lewis says. “You only have to drive maybe half a mile to have your basic needs.” The shopping plaza at the corner of Indian Trace and Saddle Club has a gas station, bank, ceviche restaurant, CVS Pharmacy and a Public, which is one of several grocery stores nearby. Peruvian, Argentinian and Colombian restaurants are also found throughout the area. Las Rikuras serves Colombian classics along with burgers and chicken tenders, and Banchero Express offers a blended Italian Argentinian menu of pizzas and empanadas. Additional businesses line Weston Road, but residents often leave the city for big shopping trips. “We have everything here except for Target, Best Buy, things like that,” Lewis says. “We don’t have those because they didn’t want the traffic.”

Navigating Weston and hopping on Alligator Alley

The Falls is car-dependent, but residents often navigate the area by bike; designated bike lanes line Weston’s major roads. Several major highways, including U.S. Route 25 and Interstate 595, are accessible outside Weston. Interstate 75, also called Alligator Alley, runs along the community’s northern and eastern edges. Weston Hospital of Cleveland Clinic Florida is the community’s primary medical facility, about 6 miles away. Fort Lauderdale and its international airport are about 22 miles away.

South Florida storms

Hurricanes and severe storms are a reality of living in South Florida, but The Falls and Weston's flood risks are comparably lower than those of communities closer to the coast.
