The Lakes is a gated neighborhood of Weston near well-rated schools

Just east of the Everglades, in the heart of the master-planned city of Weston, The Lakes offers quintessential South Florida suburban living. Sizable single-family homes overlook meandering lakes and thoughtfully arranged greenery behind security-operated gates. “Over 90% of the community does not face the [main] streets,” says Realtor Ramona Bautista, team lead at The Keyes Company. She’s lived and sold homes in Weston for nearly 25 years. “It’s very well-maintained. They pressure wash the sidewalks every six months. Where else do they do that?” Bautista says buyers are also drawn to the community’s proximity to highly rated schools and diverse restaurants, and adds that she feels safe in the city of Weston. “We are very, very particular about safety,” she says. The Lakes has an overall CAP Index Crime Score of 1 out of 10, the lowest possible rating.

Waterfront homes with intricate landscaping

Nearly all of the community’s 550-plus homes have Mediterranean or Spanish influences, with distinctive stucco siding and clay-tile roofs. They fill sidewalk-lined streets and cul-de-sacs. Houses generally measure at least 2,000 square feet and have four to five bedrooms. Homes can sell anywhere from $765,000 to $1.3 million; houses on lots measuring at least a quarter-acre tend to sell for over $900,000. Several homes overlook the water, but it doesn’t always hike up the price. Homeowners pay fees to the Weston Lakes Maintenance Association, which ensures consistent housing architecture and lawn maintenance.

Local schools earn high remarks on Niche

Broward County Public Schools receives an overall B-plus on Niche and is ranked among the top 20 best school districts in Florida. Eagle Point Elementary School scores an overall A, and Tequesta Trace Middle School has an A-minus. Cypress Bay High School offers several career and technical education programs, including game design, early childhood education and biomedical and health science. Niche gives the high school an A-plus and is ranked among the top five best high schools in Broward County. The school district offers school choice.

The HOA operates several community amenities

The Weston Lakes Maintenance Association maintains the community’s amenities. Palm and ficus trees shade the neighborhood pool and a small playground. A soccer field and picnic grove are near the pool, and several open green spaces scatter the neighborhood. The Lakes is near several city-operated, public parks. “My goodness, we have so many parks,” Bautista says. “They all have sidewalks and playgrounds, and if you want to work out, you can do that.” About a half-mile from the neighborhood gate, Indian Trace Park has fitness stations, basketball courts and a couple of ball fields that serve local leagues. Tequesta Trace Park covers over 40 acres, with turf fields, a skate park and a playground. Golf is popular across Weston, and public tee times are available about 2 miles away at Bonaventure Golf Club.

Shopping and dining options are available just outside the gates

Outside the front gate, a small shopping center features Publix, CVS and a gas station. The center also has an animal hospital, a hair salon and a few locally owned restaurants. “When it comes to eating out, we have a really large selection of flavors,” Bautista says. “We have so many options, it’s hard to pick.” Ceviche Arigato, one of the nearest restaurants to The Lakes, blends Japanese and Peruvian cuisines to craft a menu of sushi and ceviche. La Torretta Italian Grill has an extensive wine list, gourmet pizzas and a robust pasta menu. Colombian, Venezuelan and Argentinian restaurants are available across Weston. Locals head to Sawgrass Mills, about 10 miles away, for big-box and department store shopping.

Bike lanes and nearby highways

Neighborhood walks are common, and cyclists often hit the designated bike lanes on Weston’s main roads. Broward County Transit buses stop at a few points along Weston Road, but locals mainly depend on cars when leaving the area. “The Lakes is a great community for commuting,” Bautista says. “You exit the neighborhood and you’re right on the highway.” Interstate 75, also known as Alligator Alley, runs along Weston’s northern and eastern ends, and U.S. Route 27 is accessible just west of the community. Weston Hospital of Cleveland Clinic Florida serves the community, and Fort Lauderdale-Hollywood International Airport is a 22-mile trip.

Potential storms in the area

While flooding is less common in Weston, hurricanes remain a reality in South Florida.
