The Springs
Neighborhood in Weston, Florida
Broward County 33326
Mediterranean-style homes vary in size and price
Size and pricing vary between the two communities. Sunset Springs is known for its larger floor plans and higher price tags, while Laguna Springs houses are generally smaller and less expensive. Dating back to the '90s, homes typically have Mediterranean styling with red-tile roofs and tall, arched entryways. Palm trees and flowering birds of paradise add a tropical touch to front yards. Many homes have backyard pools and access to shared amenities, including a pool and clubhouse in Laguna Springs and a park and tennis courts in Sunset Springs. Prices can start around $600,000 and reach upwards of $1 million for the area's largest houses.Sushi and live tunes at Negroni Weston
Small businesses shine in Weston's retail and restaurant scene, Lewis says, and residents venture out of the community for big box stores. "Our stores are very boutique, but you can get what you need." The open-air Weston Town Center is the city's closest thing to a downtown area, with brick walkways connecting to trendy bars and restaurants. Negroni Weston is a Miami-style lounge and restaurant with a sushi bar, cocktails and a live DJ on the weekends. Shopping plazas line the Weston Road commercial corridor, with local restaurants, nail salons, doctors' officers and an AMC Movie Theater. Publix Supermarket locations are situated north and south of the neighborhood.Broward County schools with top marks
Students can attend three A-rated Broward County schools. Indian Trace Elementary School earns an A from Niche, and Tequesta Trace Middle School earns an A-minus. Cypress Bay High School earns an A-plus and ranks among the top 5% of high schools nationwide, according to U.S. News and World Report. The school hosts award-winning academic, athletic and extracurricular teams, including standout television production, softball and music programs.Holiday shopping at the Weston Town Center Craft Show
Weston events foster culture and community. Weston Town Center is the backdrop for seasonal events such as a holiday tree lighting and Fourth of July parade. It also hosts a craft show in time for the holidays. "I like the uniqueness of the items they bring in," Lewis says. "Local people bring in their specialties like jewelry and picture frames, and it's not very expensive." The spacious Weston Regional Park is also a hub for events such as Weston World Fest, which celebrates the city's international community with local food, performances, and booths representing different countries.Pedestrian-friendly streets in The Springs
Sidewalks and nearby amenities make this a pedestrian-friendly area. Weston's major arteries, including nearby Indian Trace, all have bike lanes. Weston's central location in Broward County is also a perk for commuters, Lewis says. "They have access to Interstate 595, which goes east to the beach, and you can hook up with the Turnpike." I-595 is also a direct route to Fort Lauderdale Airport, about 20 miles east. For around-the-clock emergency care and other specialty services, Cleveland Clinic Weston Hospital is about 3 miles away.Sports fields at Tequesta Trace Park
Many residents prioritize fitness, Lewis says. They can utilize nearby parks to get some exercise. Just west, Tequesta Trace Park has various amenities spread across 42 acres, including four baseball fields, a skate park and a multi-purpose field with artificial turf for football, lacrosse and soccer. Indian Trace Park is a smaller neighborhood green space featuring pickleball courts, basketball courts and a shaded playground. Weston also has a regional park with areas for roller hockey, pickleball, beach tennis, and many other activities. It's home to several youth sports leagues.Low crime, high hurricane risk
Gate security contributes to this neighborhood's low CAP Index crime score of 1 out of 10, compared to 4 out of 10 on average nationally. While crime is less of a consideration, hurricanes are a risk from June to late November. Depending on the year they were built, some homes in the area may need upgrades such as impact windows for hurricane resistance.
