Weston Hills offers a private environment by a country club

In Weston Hills, homes wind around fairways, greens and water. It’s a resort-style environment under the guise of a gated neighborhood in the South Florida city of Weston. The community is full of spacious homes and encompasses The Club at Weston Hills, a 400-acre country club with two, 18-hole golf courses. Weston Hills also offers prime proximity to Weston Regional Park and Weston Town Center. “Houses are larger there,” says local Realtor Ruth “Ruthi” Rutenberg, who’s with City Group Consulting LLC and has 20 years of experience in the industry. The houses surround some lakes and also the golf courses. However, living there doesn’t give you access to the golf courses; you need to belong to the country club. It’s completely separate.”

Roomy homes share a serene atmosphere

Most houses around Weston Hills are at least 2,100 square feet, though there are some townhomes under that mark. Properties here average about 3,900 square feet, and four- and five-bedroom floor plans are common. Homes feature Mediterranean-inspired styling, complete with terra-cotta roofs. All were built in the 1990s and early 2000s. Lots are usually at least one-fifth of an acre, and many residents have pools in their backyards. Weston Hills’ traditional single-family homes sell for anywhere from $890,000 to $3.8 million, based on square footage. The median sale price is about $1.5 million, compared to the median of roughly $930,000 seen across Weston. Townhouses in Weston Hills sell for $580,000 to $880,000. Monthly HOA fees can range from $171 for a single-family house to $867 for a townhome.

Namesake club fosters golf, tennis and swimming

Residents who opt for a full golf membership at The Club at Weston Hills have access to its two courses, both designed by Robert Trent Jones Jr., as well as a tennis complex with eight lighted courts, a heated pool, a fitness center equipped with weight and cardio machines, and the on-site restaurant Table 89. Weston Hills also features four community parks, and all have playgrounds and basketball courts. The public Weston Regional Park, just outside the neighborhood, spans 120 acres and offers eight multipurpose fields, eight baseball diamonds and eight basketball courts. The park is home to the Weston Community Center and the Weston YMCA Family Center, too. “It’s a place where you take your kids, for soccer, for baseball, for basketball leagues,” Rutenberg says. “All of Weston uses that. They also hold a lot of events there.”

Regional park doubles as an event space

Community events at the nearby Weston Regional Park include the Moonlight Movies in the Park series on Saturdays, featuring free screenings of titles such as “Transformers One,” “Lilo & Stitch” and “The Lorax.” There’s also a Fourth of July celebration with fireworks and an egg hunt for Easter.

Adjacent shopping center is jam-packed with restaurants and shops

The Weston Town Center, just outside Weston Hills, is a one-stop shop for food. “Everybody goes there,” Rutenberg says. The plaza has myriad restaurants, including Tarantella Ristorante & Pizzeria, an Italian spot whose chicken parmesan is popular. Locals can grab brunch at Negroni Weston, and Japan Inn has tableside hibachi. Graziano's Mercado Weston is an Argentine grocery with a butcher and bakery, plus a built-in restaurant serving steaks, sandwiches, salads and more. Publix, Weston Jewelers and Marcello Fiorelli, a men’s clothing store, are among the other businesses in the plaza. More retail is available at the 2.4-million-square-foot Sawgrass Mills mall, located 9 miles from Weston Hills.

Highly rated schools help students cultivate their interests

The area’s Broward County Public Schools system carries a B-plus grade from Niche. Enrollment is flexible, with multiple school choice options available through an annual application process, including magnet programs, open enrollment and out-of-zone reassignments. Lotteries, space availability and district policy priorities, such as sibling, military, or employee status, can affect placement. Sections of Weston Hills are zoned for schools including the A-minus-rated Gator Run Elementary, where extracurricular activities range from yoga to cooking. The A-minus-rated Falcon Cove Middle offers clubs focused on artificial intelligence, 3D printing, art and writing. Cypress Bay High earns an A-plus grade and has over 90 clubs, in everything from interior design to engineering to robotics. The private, A-plus-rated Sagemont Preparatory School is also in the area. Sagemont Prep serves students in prekindergarten through 12th grade, while maintaining a student-teacher ratio of 7-to-1.

Airport and medical care are relatively close

Weston Hills is just about 20 miles from the Fort Lauderdale-Hollywood International Airport using Interstates 75 and 595, and travelers can head there for nonstop flights to over 120 places. The 258-bed Cleveland Clinic Weston Hospital is about 3 miles away and has an emergency room.
