Westover is across the river from bustling Morgantown
Once known for its agricultural landscape, Westover experienced significant growth in the early 20th century due to its proximity to Morgantown. Residents reside just west of the city, across a bend in the Monongahela River. While Morgantown is known as the home of West Virginia University (WVU) and exhibits vibrant college-town dynamics, Westover offers a contrasting suburban setting within close driving distance. "More families are here. It has a calmer, small-town feel to it, with a kick of excitement," says Julie Knight, a Realtor who's sold homes since 2017 and works for Old Colony Realtors. As Morgantown expands, Westover is also advancing, introducing new commercial and residential developments and renovating existing properties.

Classic styles and modern construction shape the city’s housing market
Westover’s architecture is diverse. “You run from these little, teeny tiny Cape Cods, very simple industrial housing, to your two-story traditional American [homes],” Knight says. Classics, from American Foursquares to Shotgun style, and midcentury ranch-styles also have a foothold in Westover. Some have been completely renovated and appear brand new, outside and inside. Some new homes mimic historic models, though most construction is neo-traditional. Village of Sugar Maple Ridge is a new community with townhouses and single-family homes on the town's northwestern side. Westover's median sales price is $330,000, higher than the state’s figure.
Shotgun style homes are also common throughout the Westover neighborhoods.

Local schools earn solid ratings and support student growth
Monongalia County Public Schools provides public education. Westover's students are predominantly zoned to Skyview Elementary School, which holds a B rating from Niche, followed by Westwood Middle School, which has the same rating. University High School, rated A-minus, provides students with advanced academic opportunities, including dual enrollment programs through WVU and Pierpont Community & Technical College.
The teachers at Skyview Elementary School are rated an A on Niche.
Westwood Middle School has 363 students in grades 6-8.

Box-store convenience and local flair on High Street
National chains such as HomeGoods and Texas Roadhouse are readily accessible in Westover, and local establishments like Hometown Hotdogs complement them. The majority of these businesses are located west of Interstate 79 along US Route 19. Morgantown Mall, a feature of the city since 1970, has been undergoing revitalization following a period of decline. Several new stores have opened recently, and a major investment group acquired the property in 2025. High Street in downtown Morgantown holds gastronomic variety — from Indian to Thai to casual brewpubs — and niche boutiques, 1 mile away. Table 9 and Short Story Brewing are also a short drive away for waterside dining. University Town Centre, roughly 4 miles away, has more chains and grocery stores.

Art, theater and game days are just a short drive away
Incorporated in 1911, Westover features landmarks such as St. Mary's Orthodox Church, recognized on the National Register of Historic Places since 1988 and notable for its golden dome, a city icon since 1923. Nearby Morgantown offers cultural amenities, including the Metropolitan Theatre and WVU Art Museum. The college’s football team plays at Mountaineer Field at Milan Puskar Stadium. “Because we don't have a pro football team, WVU is our professional team and everyone comes [to the games] from all over the state,” Knight says.

Fishing, biking and hiking at scenic spots
The Monongahela River is popular for fishing and kayaking. Knight says WVU’s rowing team uses it for practice during the fall. Westover City Park, south of town, features a playground, mountain biking trail, ballfields and tennis courts. However, it closed in 2025 after flooding damaged most of its infrastructure and affected nearby homes. They hope to reopen in 2026. The 91-acre Core Arboretum, owned by WVU, is woven by foot trails through old-growth forest. Mountaineer Golf Course, a public championship course, is about 8 miles away. Cheat Lake, another boating and fishing spot, lies roughly 20 miles east.
Friends enjoy a day of boating and fishing on the Monongahela River in Westover.
Families come to Cheat Lake Park to spend time together doing various activities.

WVU students ride for free on local buses
Interstate 79 and US Route 19 flow through Westover. Route 19 crosses over the Westover Bridge to Morgantown. Mountain Line Transit Authority has fixed and flexible bus routes. WVU students and staff can ride for free with a swipe of their Mountaineer Card. The transportation agency also offers a shuttle to WVU football games.
I-79 is the fastest way in and out of Westover.
