"I've lived here my whole life and really seen that area come to life in recent years," says local Realtor Amy Curry with Berkshire Hathaway HomeServices New England Properties. "There's lots of great stores and restaurants — it's walkable and has a fun vibe." And in the south, the communities of Saugatuck Shores and Saugatuck Island are beachier, with yacht clubs and private ocean access.

Yacht clubs and golf courses
Though some residents enjoy private beaches, all Saugatuck residents enjoy front seats to the waterfront activity of Westport. The neighborhood is home to the riverside Saugatuck Rowing Club, the Saugatuck Harbor Yacht Club and the racing-focused Cedar Point Yacht Club, which is a three-time U.S. Sailing One Design Club of the Year. Westport Longshore Club Park also has a sailing school, as well as a golf course, swimming pools and playgrounds. It is open to the public but is also a popular spot for special events like weddings. Golfers can also head to the nearby Shorewood Golf Club or Birchwood Country Club, which has a pool and restaurant. And a short boat ride off the coast, Cockenoe Island offers clamming spots and quiet beaches.

Walk to the train station
The Westport train station, which is walkable from many homes, offers high-speed commutes up to New Haven and New York. It's about an hour and a half trip to New York — long for those considering a daily commute to the city — but very doable for day trips. New Haven is about a 45-minute journey. And Interstate 95 runs parallel to the tracks, directly over to the attractions in the heart of Norwalk. The station and major road bring some noise to the surrounding residential streets, but for many, that's a doable trade-off for convenience.

A growing commercial corridor
The area around the train station has a walkable riverside shopping center, which keeps expanding. "You can go for lunch at a little bistro and watch the boats go by," Curry says. "It's a very charming area with a nostalgic vibe." Among many favorites, Tarantino has high-end Italian fare, The Whelk serves some of the best sustainable seafood in Connecticut, and Black Duck Café is located on a river barge. And Whole Foods is a walk or short drive away for those living on the neighborhood's north side.

Waterfront homes and cozy Cape Cods
Homes on the north side of Saugatuck were built anywhere from 1900 to today, often in Cape Cod or Colonial styles. Typically price points sit anywhere from $1 million to $1.5 million, with a few condos and townhomes starting around $700,000. The properties sit on wooded streets with no sidewalks but offer proximity to the train station's surrounding activity. As properties get closer to the shore, like those in the Saugatuck Shores or Saugatuck Island communities, home prices get more expensive. Prices range from $1.3 million for inland properties to $4 million for coastline homes with personal docks. Homes here look more modern; even those built in the mid-1900s have been renovated. Saugatuck Island is a special taxing district with associated fees and its own private beach. "If you are going out towards Saugatuck Shores or Island, that's a real lifestyle choice," Curry says. "It's incredibly immersive, but if there's a bad storm, you will have to evacuate."

Most of Saugatuck is under a FEMA Special Flood Hazard Area (SFHA), which means flood insurance is mandatory for those with a federally backed mortgage. While the furthest inland properties are not under an SFHA, most homes are under zone AE, and coastal properties fall under zone VE.

Among many programs to ensure student success, one favorite is the senior internship program, which offers real-world experiences to smooth the transition to college or career.

The local yacht and rowing clubs plan events for members and the community to enjoy. Locals also come together for unofficial celebrations, like Fourth of July barbecues and winter holiday parties.
