Serene residential areas close to recreation, shopping and highways
Residential pockets lie amidst swaths of conservation land in Westwood, a region of eastern Massachusetts less than 25 miles south of Boston. The quieter, western parts of Westwood are complemented by a shopping complex on the east side and access to Interstate 95, which runs along much of the area’s northern boundary. “It’s a bedroom community with great access to the commuter rail down at Westwood Station,” says Jay McHugh, a broker and owner of LAER Realty Partners, who also co-founded the agency with his wife. “There are great restaurants and an outdoor mall right in its backyard. It’s very wonderful, up-and-coming and just one of the great towns of Massachusetts.” Homebuyers often look to Westwood for its serene atmosphere, as well as its proximity to recreation and commercial areas and its highly-rated schools, of which one such pipeline has three schools rated A or better by Niche.

A wide range of architectural styles and prices
Single-family homes are prevalent in Westwood. Architectural styles often include colonial-style homes, Cape Cods, ranch-style homes and split-levels. Most properties range from $1.2 million to $1.8 million, but others can cost between $800,000 and $1 million or over $2 million. Many of the homes date to between 1950 and 1980, though some were built in the early 1900s and newer constructions continue to be in development. “Westwood does have a range, but for a three-bed, one-bath home, you’re going to be looking at about $800,000,” McHugh says. “There’s older stuff, too – it’s got a good mix. It’s hard for the first-time homebuyer to get in. New constructions are plentiful and can begin at $1.5 million. When a development opens up, they take reservations because they know it’s going to sell out.” Average snowfall in Westwood can average about 10 inches in January.

Recreation for every season in Westwood
Numerous outdoor areas flank High Street on the west side. The Mulvehill and Grimm Conservation areas sit east of the thoroughfare, close to the Antler Alley and Lowell Woods Trails. Norfolk Golf Club sits in eastern Westwood and features a private, nine-hole course, while the public Dedham Country and Polo Club has golf, tennis and more. Despite its name, Satan’s Kingdom features a serene trail in the region’s southwest area. Rice Reservation features Lyman’s Pond in western Westwood, and the nearby Buckmaster Pond is popular for kayakers, boaters and anglers. Just west, Noanet Woodlands spans nearly 600 acres and incorporates almost 20 miles of hiking trails while also accommodating visitors on horseback or bikes, as well as hunters and dog-walkers. The area is popular for its fall foliage, and locals can go snowshoeing or skiing in the winter.

Award-winning schools within Westwood
Students can attend classes within Westwood Public Schools. William E. Sheehan Elementary School receives an A rating from Niche, while E.W. Thurston Middle School also garners an A. Both schools received award badges from the U.S. News Best Elementary and Middle Schools, respectively. Westwood High School receives an A-plus. All three schools sit in the Westwood community.

Major retailers at University Station and local restaurants
On the west side, locals can grab breakfast, lunch or dinner at the Toast Office Diner, but have more options to the east. “It’s easy to find places,” McHugh says. “There are two main places: University Station, where you can park your car and go to many different stores and eateries, and nice, little neighborhood shops in Islington. There’s plenty of parking there, too, and people can go to the coffee shop to watch kids play baseball.” The Muffin House Café sits just across the street from a ballfield about 3 miles east of the Toast Office.
Eastern Westwood is home to the University Station shopping complex, where locals can find major brand outlets like Target, Wegmans, HomeGoods and Nordstrom Rack. “There are high-end restaurants, steak places and things like that,” McHugh says. “They built it for convenience, so folks go there instead of having to head into the city.” For dining out, Not Your Average Joe’s and Del Frisco’s Grille are both nearby, along University Avenue. Grocery shoppers can go to a Roche Bros. Supermarkets location in central Westwood. “It still gives you great access to the highway, and Roche Bros. is a very desirable food store,” McHugh says. “People have grown up going there.”

Access to Boston by car or rail
Interstate 95 runs along parts of northern Westwood. About 10 miles up the highway, it connects with Interstate 90 to run east into Boston, a trip of just over 20 miles for Westwood residents. I-95 also meets with Route 1 near the middle of the region, and Route 1 runs southward from that interchange. “There’s easy access to Route 128 and Route 1, but people live in the town and take the train into Boston,” McHugh says. “You can be in downtown Boston in 25 minutes by rail.” MBTA trains run from the Islington station in central Westwood, while Amtrak has rail services at the Route 128 station in the eastern part of the area. Norwood Memorial Airport sits just south of Westwood, but only fields regional flights. Boston Logan International Airport is about 25 miles northeast.
