From pastures to new builds
Appleridge Estates may have a cemetery at its core, but that hasn’t hindered the growth of this outlying neighborhood of Denver. In fact, companies like Richmond American Homes and Toll Brothers are building new contemporary, single-family homes and townhouses, which stand out against the midcentury modern homes sprawled along the neighborhood’s western side. “This is a dynamic area that’s changing quickly,” says Sue Perrault, managing broker at West and Main Homes Inc., who lives in a neighborhood subdivision. “There used to be pasture behind my house, and now it’s developed. You can get more home for the money here. With the light rail connecting to Denver, commuters are more open to living outside the city.”

Western acres and eastern development
Ranch-style houses featuring natural stone siding, mature trees and mountain views are the most common homes on the western side of the neighborhood closest to Mount Olivet Catholic Cemetery. They often sit on a third or more acres of land and can sell for as much as $1.3 million. “When you’re close to the mountains, you can definitely spend some money,” says Jesse Lynch, owner of the Welcome-to-Denver real estate team and host of a popular YouTube channel of the same name. Moving from west to east, pricing options widen thanks to all the new construction. New modern townhouses sell for around $700,000, and new craftsman-style homes top out at around $900,000. Many homes are still under construction but attract buyers with gourmet kitchens and finished basements. For commuters, townhouses near Ward Road are especially appealing because of their proximity to the light rail station, which can get riders to Downtown Denver in about 30 minutes.

Top-rated Jeffco public schools
Students living in Appleridge Estates can start schooling at Jefferson County’s Fairmount Elementary School, which maintains an A-minus rating on Niche. Students can continue at Drake Middle, another A-minus school with large extracurricular offerings, including orchestra, sewing, yoga and robotics. At Arvada West High School, which scored a B-plus, students can build specific skills in the Career and Technical Education program, which includes pathways for STEM, health sciences and performing and visual arts. And if none of those schools seem like a good fit, students can apply to attend any Jeffco public school as part of the district’s Choice Enrollment program.
Fairmount Elementary is a haighly rated public school in Golden with a score of A- on Niche.com.

By bus, train or highway
RTD bus service stops along Ward Road, and the Wheat Ridge/Ward Road light rail station carries passengers to Denver’s Union Station, where they can hop on Amtrak, or continue to Denver International Airport. Boulder is a 20-mile drive by car, and Denver is only 15 miles and 30 miles to the airport.

On Ward Road, King Soopers in Ralston Square is one of the closest grocery stores, and to the south, Edwards Meats offers hand-cut items, game and charcuterie. Skyline Park draws residents with its basketball court, emerald playground and popular skate park, and local baseball and soccer leagues gather for games at the massive Stenger Sports Complex. The nearby Van Bibber Creek Trail features more than 5 miles of paths for hikers to explore its open space. Steeper trails await at North Table Mountain, about 7 miles west.
