Walkable, city living in East Wheeling
Located right next to downtown, East Wheeling is known for its selection of historic homes and its walkability to many of the city's businesses and amenities. The neighborhood's wealth of Victorian townhomes has earned it the status of a National Historic District, but a portion of them have fallen into disrepair, presenting opportunities for renovation. Many properties neighbor small offices, art studios and locally owned restaurants. Residents are often within walking distance from resources like the Ohio County Public Library, Wheeling Heritage Trail and the Ohio River. "I live over on the Ohio side of the river and love to come over here for dinner or walks in the evening,” says Lyndsay Maynard, associate broker and owner of Harvey Goodman Realtor. “A lot of the businesses have been in the community for a long time."

Victorian homes with renovation potential
Walking through East Wheeling, buyers are likely to notice a wealth of Victorian-era townhouses spread along a grid of sidewalk-lined streets. Built as early as 1880, many of these properties feature ornate designs like arched windows and gingerbread trim, but not all of them have been kept up with. "There are a lot of abandoned houses in East Wheeling, so it's a great opportunity if someone wants to do some renovations," says Margaret Molnar, local resident and Realtor with Fathom Realty. She explains that buyers may find defects like sagging plaster walls, but qualities like antique woodwork and solid brick and stone construction make these homes worth updating. Price tags range from $30,000 to $200,000, depending on the condition. Some have been divided into rental apartments for those looking for a maintenance-free option. It receives a 7 out of 10 CAP Index Crime Score, which is higher than the national average of 4. The neighborhood's higher-than-average violent crime scores are a contributing factor.
