Urban living just south of Wheeling
Once called "Ritchietown," South Wheeling has been known as a center for Wheeling's business and industry since the late 1800s. Companies like Bloch Brothers Tobacco Company formerly anchored the community, manufacturing products that were advertised and sold across the Ohio River Valley. "It also underwent a renaissance during the 1950s and '60s. It was a busy hub for shopping, with people lining up shoulder to shoulder," says Chris Thomas, an area resident and Realtor with EXP Realty. Today, many of the companies South Wheeling was known for have closed or moved away, though major employers like Williams Lea are still in the neighborhood. Just over a mile south of downtown, South Wheeling offers close proximity to the city, highly rated public schools and with a collection of historic townhouses from the community’s heyday, it was named a national historic district.

Public grants for Ritchietown's historic architecture
Most homes in South Wheeling are townhouses built in the late 1800s and early 1900s. Brick construction and Classical Revival facades are common, along with more traditional, wooden-sided exteriors. Arrayed along a grid of city streets, properties here tend to sell from $40,000 to $150,000, with homes in need of updating at the lower end of the price range. "Nowadays, most of the properties there are rentals. There's a great opportunity for investment buyers looking to renovate and rent out a home," says Shelley Crake, an area resident and Realtor with Fathom Realty. Crake also points out that homeowners looking to preserve historic architectural details like windows, facades and tin ceilings are eligible for grants from the Wheeling Heritage Society. South Wheeling's CAP Index Crime Score is 3 out of 10, which is lower than the national average of 4.
