Highlands: Tidy residential streets surrounded by retail and other amenities
Well-kept homes, leafy streets and proximity to some of the city’s most important amenities make Highlands one of White Plains’ most desired neighborhoods. Commercial development extends south from downtown into Highlands, putting restaurants, shops and White Plains Hospital at the edges of the neighborhood. Meanwhile, rows of pre-World War II homes and public parks fill out the middle of Highlands. Plus, the location near the center of White Plains means train rides and highways to Manhattan are close by.

Highlands stands out to many for its curb appeal. Early 20th-century designs, including American Foursquares, Dutch colonials and Tudor Revivals, stand on small lawns, often surrounded by hedges and blooming with flower gardens. “The houses are older but nice and stately, and people take care of their properties,” says Julie Alcee, an associate real estate broker with Berkshire Hathaway HomeServices New York Properties and a White Plains resident. Homes on the south end near the Soundview neighborhood are typically larger and spaced out on bigger lots. Prices generally range from $650,000 to $1 million, though houses with four or more bedrooms can cost up to $1.3 million.

Children zoned to White Plains Public Schools
The district assigns kids to elementary schools using a lottery system that prioritizes parent preference, rather than zoning children to schools based on their address. Highlands residents who want their kids to stay close to home may prefer Post Road Elementary, a neighborhood school graded a B by Niche. Sixth graders can go to Eastview Middle, while seventh and eighth graders may attend the stone Gothic Revival building that houses Highlands Middle School. “It looks very collegiate-like,” Alcee says. Neither middle school has a Niche grade. However, White Plains High School scores an A-minus.

Kid-friendly parks and a greenway in Highlands
Children often play just over the fence line from a few Highlands homes at Druss Park, home to two playgrounds. The park is one of the hosts of Neighborhood Nights, a series of family-friendly summertime events that rotate between green spaces across the city. To the south, the Ralph Field baseball diamond is one of several used by White Plains Little League teams. A few blocks east of Ralph Field, the Jack Harrington Greenway leads hikers down a nearly 2-mile mulch and gravel trail through the woods of White Plains.

Restaurants and retail along Mamaroneck Avenue, Post Road
People can walk among the strips of restaurants and bars along either side of Mamaroneck Avenue. Cuisine available on the corridor varies from Peruvian to Vietnamese, while Ron Blacks Beer Hall serves pub food and pints and hosts Wednesday night blues music. Mamaroneck Avenue intersects with Post Road, a wider street lined with small grocers, butcher shops and more restaurants. Target, Nordstrom and ShopRite supermarket are a just outside of Highlands in downtown White Plains.
Delicias Peruvian Kitchen on Mamaroneck Avenue is a Peruvian restaurant offering generious portions of chicken served with rice, beans, and plantains.
A Target is located within the City Center Mall in Downtown White Plains near Highlands.

Neighborhood group organizes events
The Highlands Civic Association maintains a busy events calendar, varying from casual resident get-togethers at a local brewery to annual picnics and Halloween parties. The neighborhood also hosts more frequent meetups, such as bimonthly book clubs.
The Saint Patrick's Day Parade is one of the most popular events in Downtown White Plains.

Varied selection of churches and synagogues
Longstanding houses of worship spread throughout the neighborhood are within walking distance of many homes. Jewish immigrants in 1915 founded the Hebrew Institute of White Plains, today supporting volunteer efforts around the region and hosting a Boy Scout troop. Founded in 1926, the Church of St. Bernard puts on a community carnival every summer. Multiple other churches and synagogues worship in or just outside of Highlands.
Proximity to highways, buses and trains
It’s a quick drive to the White Plains MTA station, about a mile north of Highlands. Commuters can park at the station, catch a train and reach Manhattan’s Grand Central Terminal in about 45 minutes. Highways such as Bronx River Parkway and Interstate 287 surround the neighborhood; drivers can reach New York City in 40 to 90 minutes. Bee-Line System buses stop along Mamaroneck Avenue, taking riders downtown.
Those living in Highlands can easily get around White Plains using the county buses which stop on Mamaroneck Avenue.
For a commute to New York City, the White Plains train station is a quick drive from Highlands.
