Membership at Lakenridge Club is a major draw to Westminster Ridge
Westminster Ridge’s curving, tree-lined and often gently hilly streets wrap around a 2.5-acre pond at the neighborhood’s heart. Although it’s small, the pond is the center of life for many residents living north of Clinton Street, who often join Lakenridge Club for access to swimming in the summer and an added sense of belonging throughout the year. “The sense of community is unlike anything this side of Iowa. Now, that’s a little strong, but the sense of community because of the swim club is totally unique,” says Dolf Beil, an associate broker at Keller Williams Realty who has sold homes in the neighborhood for 22 years and lived there himself until recently. “It’s just heaven for kids in the summer. It’s absolute heaven. They’re there with their friends, and they’re part of the swim team.” In Westminster Ridge, he says, residents know more than just the neighbors to either side of them — they have the opportunity to know everyone. For many commuters, who take advantage of the nearby North White Plains Station, the neighborhood’s location 32 miles from New York City doesn’t hurt, either.

Swimming and fishing in Todds Pond, a community garden, nearby parks
Todds Pond, often simply called the "Lake" by locals, is a major part of life for those who live in homes on the streets eligible for an optional membership at Lakenridge Club. “There’s a raft out in the middle of the deep area that has a diving board and a slide,” Beil says, adding that children have to pass a “raft test” by swimming out to the raft and back before they’re allowed to swim in these deep sections of the pond. Even after acing their test, there are lifeguards on duty at the pond whenever it’s open. For toddlers, Beil says there’s a roped-off area that’s only a foot or so deep where they can sit and play in the water safely. Beyond swimming, the pond also has a picnic area with fire pits, bathrooms, a playground, a basketball court and a patio with shaded tables. There’s also a rowboat and a designated fishing spot. During one or two coveted weekends in the winter, the pond freezes thoroughly enough that the club raises a blue flag — a signal to residents that it’s safe venture out onto the ice to play hockey. Membership comes with an initiation fee of $350 and annual dues of $1,220.
For those who aren’t members of Lakenridge Club, there are other outdoor spaces. The local community garden, Baldwin Farm, is so popular that there’s a waiting list for plots. Just outside Westminster Ridge, Delfino Park offers athletic fields, a basketball court and an indoor ice rink right across the street from a members-only dog run. Run by the city of White Plains, the dog run has a gravel surface and membership is $25 a year.

Tudors and colonials with trees and lush landscaping
Many of Westminster Ridge’s streets don’t have sidewalks, favoring trees and lush landscaping instead. Settled among the neighborhood’s hills and greenery, Tudors, colonial-style homes and Cape Cods typically cost between $600,000 and $980,000. Beil says there are a couple of grand, old houses with “three-car garages and servants’ stairs in the back, the whole nine yards,” that would sell for more if they ever hit the market, but he doesn’t expect that to happen any time soon. At least one, he says, would likely fetch $2 million if it were to go for sale.
Beautiful Tudor homes with well manicured lawns are a bid draw for the Westminster community.

Parties hosted by Lakenridge Club and yearly events in White Plains
Lakenridge Club hosts parties for members, especially during the summer. Beil says there are free cookouts by the water on Memorial Day and Labor Day, when the lake opens and closes for the season. “They have charcoal fires and people come down,” Beil says. “It’s just a friendly environment — bring your hamburgers and talk to your friends.” Residents can also attend one of the many events held in downtown White Plains throughout the year, which is less than 2 miles away.

Essentials in North White Plains, entertainment in White Plains
Westminster Ridge is entirely residential, so there are no restaurants or shops right in the neighborhood. North White Plains and downtown White Plains are less than 2 miles away, and it takes five minutes or less to reach either town. Beil says that parking is easier in North White Plains, so it’s a more common choice for daily needs like going to the bank, the hardware store or picking up a quick pizza. Downtown White Plains requires a little hunting for a metered parking spot or a parking garage, he says, “but if you want the restaurants and bars, then downtown White Plains is great.” Downtown White Plains is also home to two malls, a movie theater and a performing arts center. Both towns offer grocery stores as well, with a Stop & Shop in North White Plains and a ShopRite, Whole Foods and Target in downtown White Plains.

White Plains has inter-district open enrollment for its schools. Although parents can send their kids farther afield, many choose to enroll them at the White Plains City School District, which earns an A from Niche. As a result, most children in Westminster Ridge attend George Washington Elementary, which has a B, and White Plains Middle, which has an A-minus, before moving on to White Plains High. The high school also has an A-minus and offers over 50 clubs, including robotics, songwriters and medicine clubs.

Nearby highways, commuter train and other essentials
Central Westchester Parkway and Interstate 287 run along Westminster Ridge’s western edge, and North White Plains Station is about a mile from its center. “From the closest places, it’s an easy walk,” Beil says of getting to the train. “From the furthest places, it’s a bit of a stretch, but people do walk to the train.” Express trains from the station bring passengers to Grand Central Station in about 50 minutes. White Plains Hospital is about 2 miles away and Westchester County Airport is about 5 miles away.
Occasional tropical storms and no flood risk
During hurricane season, tropical storms occasionally pass over Westminster Ridge, bringing rain and wind. The Federal Emergency Management Agency doesn’t place Westminster Ridge in any flood zones. First Street, a climate risk data organization, says the neighborhood has a major risk of experiencing high winds.
