Whiteland, Indianapolis' bedroom community
Though Whiteland maintains a small-town feel, the neighborhood is “becoming a bedroom community to Indianapolis,” says Susan Forrest of United Real Estate Indianapolis, an agent serving the capital and its surrounding counties for over four years. Though Whiteland experienced a natural disaster in the spring of 2023, the community’s momentum was not stifled. In fact, the neighborhood is becoming one of the fastest growing in the state. “Because Indianapolis has been experiencing growth, Whiteland is being looked at as a way out of the city,” says Forrest.
Midcentury ranches and new Craftsman styles
Less than 20 miles from Indianapolis, the neighborhood comprises mainly three- and four-bedroom homes. While some streets have ranch-style homes from the 1970s, many subdivisions include recently constructed houses with traditional- or Craftsman-style architecture. Narrow sidewalks weave together most of the neighborhood, though the concrete path tapers off as properties begin to line farmland and extend farther south. Three-bedroom homes from the mid-1990s start around $140,000, while four-bedrooms built in the early 2000s begin around $250,000. The occasional home costs more than $550,000, but the median price for the neighborhood hovers around $300,000.

Long term renovations for Whiteland schools
Part of the Clark-Pleasant Community School Corporation, the neighborhood benefits from the second-best district in Johnson County, according to Niche. Students begin at Whiteland Elementary and transition to Clark Pleasant Middle, both of which earn an A-minus grade. For high school, students attend Whiteland Community High, a school with a B-plus grade and a 92% graduation rate. Whitefield Community is also beginning a long-term renovation project that plans to include a pool and an improved space for performing arts.

Remembering and racing at local green spaces
While the amenities of Indy aren’t out of reach, Whitefield includes several recreational opportunities within a mile of home. “Within minutes, residents of Whiteland can choose their own adventure,” explains Carmen Young, the Director of Administration for the Town of Whiteland. Though technically part of New Whiteland, Proctor Park is a walkable option for those in the northernmost part of the community. A memorial dedicated to troops and first responders, the park includes walking trails, a fishing pond and playgrounds. For a day of go-kart racing and mini-golf, Rascal’s Fun Zone fits the bill. About a mile north of Whiteland Road, the amusement park is a popular destination for birthday parties and weekend adventures, but it isn’t the only place for go-kart racing in the area. Whiteland Raceway Park is another option with rentable karts. The track has been around since 1958, making it one of the oldest go-kart tracks in the country. “We offer close proximity to the hustle and bustle of downtown Indianapolis, family-friendly activities, shopping and dining with local merchants and outdoor amenities that include parks and trails,” Young summarizes.

Good eats and retail shopping along Route 31
There are several restaurants along Route 31, including Friend’s Diner, a popular destination for breakfast, and Kacey’s Pizza Spot, a staple in the area since 1978 that features display cases of collectibles along the walls. Though the name suggests it’s strictly a pizza joint, Kacey’s includes a selection of subs that local food critics insist are worth trying. While Dollar General borders the same strip of Route 31, grocery stores and national retailers aren’t within walking distance. Kroger and ACE Hardware are about 3 miles north of Main Street, and Greenwood Park Mall is less than 7 miles north—home to stores like Forever 21, Foot Locker and Express.

Farmers' markets and community cleanups
From June to September, residents visit the Whiteland Farmer’s Market to purchase produce, plants and handcrafted items from local farmers and artisans. The community also hosts annual events like Community Clean Up Day and Whiteland Community Night Out.
Getting to and from Whiteland
With the Zip North bus serving the community, trips to downtown Indy and the Indianapolis International Airport prove simple. For those that prefer to drive, ramps for Interstate 65 flank the eastern part of the neighborhood, connecting Whiteland to the airport in less than 30 miles and downtown in less than 20 miles. If a trip to the hospital is needed, residents can drive less than 10 miles to Community Hospital South, easily reachable from Route 31.
