Between downtown Wichita Falls and Sheppard Air Force Base

Lynwood West was founded just south of Sheppard Air Force Base in the '40s as a home ground for pilots, engineers and mechanics. The housing here is generally considered an investment opportunity, as properties skew older, are hit or miss in their condition, and are more affordable as far as Wichita Falls goes. Though the area is surrounded by a web of highways, it's sleepy. "We're not void of everything, but it's very limited," says 30-year Realtor Debbie Dobbins of Love to the Moon, Inc, who runs her own YouTube channel devoted to Wichita Falls and has lived here since the '90s. "We don't have boutiques, and we don't have anything particular shopping worthy like you would in some of the other areas, but you have all your essentials." Lynwood West is entirely residential and major thoroughfares are lined mainly by hotels rented out by military families and professionals. Most entertainments are downtown, less than 4 miles away. While downtown Wichita Falls is not a bustling city center, it has niche boutiques, pubs and restaurants, two community theaters and three small-town museums, including one devoted to trains.

Interstates 287 and 44 bound the neighborhood

Wichita Falls is 20 minutes outside Oklahoma, earning it the nickname Texoma, over 100 miles from larger cities like Denton and Fort Worth and around 140 miles southwest of Oklahoma City. The neighborhood has no public bus stops, making cars essential here. The main road into the neighborhood is Maureen Street, where Dobbins says the hotels are. U.S. Highway 287 and Interstate 44 bound the neighborhood to the north and east while the Texas 11 Loop is just west. These routes feed into Highway 32, a path to Sheppard Air Force Base in less than 4 miles. Living near the base does bring noise. "When we have an air show, they are supersonic events, and they are really loud, but that's an event." For the most part, she says planes become background noise. Highways 287 and 44 are trucking routes, but Dobbins says traffic is minimal. "When you come from an area that has a lot of traffic, you get spoiled." Wichita Falls Regional Airport, located at the base and used by both civilians and military professionals, connects locals to Dallas/Fort Worth International Airport daily. When specialty care and emergency services are needed, Kell West Regional Hospital is around 9 miles southwest. Falls Ride provides local transportation, with bus routes around the perimeter of the neighborhood, including 287 and I-44.

The famous red tacos at Casa Mañana

Locals shop and dine between 2 to 6 miles from home at the local Walmart, downtown and a range of stores on and surrounding Kell West and Kemp Boulevards. There is a range of chains between Kell and Kemp, including PetSmart, TJMaxx, Chick-fil-A, Aldi and Home Depot. Family-owned Casa Mañana is one of the most famous restaurants downtown – serving tacos in a signature red-colored tortilla since the '40s. A local haunt near the Air Force base is Luigi's Pizza, just over 2 miles north on Sheppard Access Road. Dobbins recommends their tiramisu. "I've been to Italy, and it rivals any tiramisu I've had there."

Softball at Wichita Falls Sports Complex

Lynwood East Park – just next door to Lynwood West – is mostly a place to jog or walk as its main feature is a paved, half mile trail. Wichita Falls Skate Park is open until midnight with rails, boxes and ledges and bowls with 6-to-10-foot depths. Wichita Falls Sports Complex is a go-to for softball games. Lucy Park’s 176 acres is 9 miles south on Sunset Drive with a duck pond, a sound garden filled with instruments, disc golf fields and nature trails. Locals have walked the suspension bridge at the park for over 60 years toward the the city’s waterfalls. The park also introduced a brand-new playground in 2022.

Ranch-style homes without frills

Neighborhood streets are as simple as its housing, which Dobbins describes as boxy and without bells and whistles. Modest brick ranch-style homes line roads sparsely populated by trees. Short driveways leading to attached garages. Front yards are minimally landscaped but tidy and connected by sidewalks. Roads show their age through wavy patchwork. “People go out on daily walks. You tend to see it more toward the evening, with the Texas heat,” says Realtor Miguel Vasquez, who works for eXp Realty, LLC and has sold homes in Wichita Falls for 2 years. Most homes are between 1,000 to 1300 square feet and come with one bathroom and two bedrooms. Prices generally fall between $50,000 for a significant fixer-upper near the highway and $195,000 for a fully rehabbed home on the City of Wichita Falls Lake, which is more of a retention pond. Realtor Tim Lockhart of Keller Williams Lonestar DFW, who’s sold homes in Wichita Falls for decades, says there’s been a 30% appreciation rate in Lynwood West and city-wide since 2020.

Cyclical droughts and cyclones in Wichita Falls

Tornado activity is a reality here, but mainly in the form of microbursts. "There's this kind of cyclonic movement that bursts down and goes back up. It wiped out a little shopping center here in Wichita Falls. But the thing is severe weather is nothing compared to Oklahoma. Oklahoma gets a ton of tornados," Dobbins says. This event happened in 2023, around 7 miles from Lynwood West, off Seymour Highway. Temperatures rise above 100F in August, and there are droughts. "It's very cyclical. This year we've had so much rain after having a couple of years of pretty drought-like weather." Storms sometimes drop golf-ball-sized hail as well, so carports and garages are important. Wichita Falls Fire Department, downtown on 11th street, saw an uptick in house and business fire-related calls from 9,000 in 2017 to 14,000 in 2023.

Wichita Falls is getting two new high schools

Wichita Falls Independent School District serves Lynwood West. The public path is currently in flux. While Burgess Elementary School, rated B minus on Niche, will continue serving locals students, the middle school and three high schools are transitioning. Ryder and Hirschi High Schools are becoming the areas new middle schools. Wichita Falls High school, which celebrated its 100th year in 2024, is permanently closing and being replaced by two new high schools: Memorial and Legacy. Vasquez says the local community is somewhat torn about the closing of Wichita High School as it's a historic staple of the community with a football team locals have cheered on for a century. Midwestern State University is less than 7 miles south via I-44 with a 92% acceptance rate and a $10,000-a-year tuition rate after aid.

Air shows at Sheppard Air Force Base

Sheppard Air Force Base debuted its Guardians of Freedom Air Show for the first time in 5 years in 2024. As the jets flew through the sky, they performed several acts, including one dedicated to veterans. Downtown Wichita Falls hosts art walks every first Thursday of the month from April to October and an annual bike event every August called Hotter'N Hell Hundred, drawing in over 13,000 cyclists from around the world. For a dose of entertainment, locals can head to a rodeo downtown at their Multi-Purpose Event Center or catch a live musical at one of its two community theaters. For gathering on Sundays, nearby houses of worships are Christ United Presbyterian Church, off the 11 loop, and Solid Rock House of God, on Maurine Street.
