On the affordable side, 8 miles from Sheppard Air Force Base

Despite its name, Rivercrest isn't built near a river, but it is just south of a nature area with trails that wind along a waterway. Locals wake in vintage ranch-style homes just 5 miles from downtown and less than 8 miles from Sheppard Air Force Base. Downtown is a little sleepy but growing slowly and steadily, including an emerging gastropub scene. The Air Force Base broke ground around the same time as Rivercrest, in the 1940s, and became a leading area employer that attracts people from all over the country, bolstering the city’s economy. Military professionals just starting their careers and growing families are drawn to Rivercrest for its suburban feel and affordability relative to the rest of the city. Few houses are on the market at any given time, as people here tend to stay.

Rivercrest's vintage homes and winding streets

Ranch styles settle on spacious lots in Rivercrest, sometimes up to a quarter of an acre. Front yards springing with mesquite trees lead to cracked curbs and occasional sidewalks while backyards are often fenced. Home values average around $108 per square foot, below the city average of $130. Prices start in the low $100,000 range for something around 1,500 square feet or less, and rise to the upper $200,000s. The highest price points often are for complete renovations that are over 3,000 square feet. Some properties have storm cellars and storm windows that protect homeowners from North Texas' severe weather, which can bring hail and cause sudden onsets of strong wind called microbursts. Droughts are common during summertime and can spark wildfires. According to locals, the last severe dry spell was in 2015. "Everybody was scared to death. We'd put pray for rain signs in everyone's yard," says 40-year broker Jan Schaaf of Domain Real Estate Services, who's lived in Wichita Falls her whole life.

Wichita Falls Memorial High offers online courses

Students may start off at Crockett Elementary School, which earns a B rating on Niche, before heading to B-minus-rated Barwise Middle School. Wichita Falls Memorial High is home to the Mavericks and is one of two new facilities replacing Wichita Falls High School, which aged out after 100 years. Memorial and its counterpart Legacy High offer online courses, allowing for self-paced learning. Both are also too new to have a Niche score. Midwestern State University, noted for its 90% acceptance rate, is just over 3 miles northeast.

It’s less than a mile to Wichita Bluff Nature Area, a popular hiking spot

Nearby recreation includes the hiking trails at the Wichita Bluff Nature Area. The paths weave through forested areas and along portions of the Wichita River. The trail is less than 3 miles north and connects Lucy Park. The park's more than 170 acres bring more hiking areas, an 18-hole disc golf course, a community pool and a sound garden full of acoustic instruments. Lucy Park is also the site of the city's artificial waterfall, built in the 1980s, to replace natural falls that washed away in the 1800s. Weeks Park, housing the municipal golf course, and Lake Wichita Park, with its kayak launch and fishing boardwalk, are less than 5 miles away.

Downtown Wichita Falls hosts an art walk from April to October

Local events often happen downtown. “The first Thursday of the month there's an after-hours art walk where artists and musicians gather on the sidewalks, and they play music and sell their crafts,” says Tim Lockhart of Keller Williams Lonestar DFW, a sixth-generation Texan who's sold homes in Wichita Falls since 2013. This event runs from April to October. Locals can also head to the farmers market on Ohio Avenue, which takes place every Saturday year-round.
