Sunnyside Heights is a weathered neighborhood of Wichita Falls, just south of an industrial corridor. Neighborhood homes require some elbow grease, but they're incredibly affordable by city standards, at around $73 per square foot versus the average of around $130. Though the area hasn't yet grabbed the eyes of investors or a high number of home shoppers, that may be changing for one key reason. "The city just built two new high schools — one of the west and one on the east side of town — and Sunnyside is across the way from one of the new high schools," says Heather Cash of Hirschi Realtors who sells homes in Sunnyside Heights and moved to Wichita Falls years ago to attend Midwestern State University. Locals live less than 3 miles from downtown which is currently experiencing slow but steady investment and growth. Cash envisions Sunnyside also entering a phase of revitalization someday. "I have high hopes for it. I feel like the neighborhood in the next few years will start flourishing again and build itself back up."

Sunnyside Heights is north of U.S. Route 287
Locals live directly north of U.S. Route 287, which flows east to west, connecting them to all major highways in the city. Falls Ride operates a bus route along U.S. 287 and Windthorst Road, which runs along the neighborhood's eastern side. United Regional Health System is less than 4 miles west when care is needed. Sheppard Air Force Base is less than 8 miles north. The base also houses the Wichita Falls Regional Airport, which offers connecting flights to Dallas Fort Worth International Airport. Ministerio De Gracia is a local house of worship right in the neighborhood.

Small, fixer-uppers in Sunnyside Heights
Sunnyside Heights’ neighborhood streets are as mature as its homes. Weeds peek through short driveways, shrubbery is often overgrown, and trees are tall and leafy, having grown for decades. Houses generally sit on 8,000 to over 9,000 square foot lots with modest yards sometimes wrapped by iron fences. Small, minimal traditional workman cottages are typical and Cash describes conditions here as hit or miss. “There are a couple of houses in Sunnyside that are so cute and well taken care of. Probably, people have lived there forever, would be my guess. And then the very next house might be falling down.” Prices currently range from as low as $25,000 for a teardown or rehab project to around $125,000 for something restored. “Mine’s probably one of the higher priced ones over there, and we are sitting at $119,000. They will be around the $110,000 mark because they are all on the small size,” Cash says. “We are talking maybe 1,000 square foot homes.” Though homes are small, they generally come to two to three bedrooms. One two two-car detached garages are common, but some homes have carports. Severe storms in North Texas bring hail, making car coverage important. Mini tornadoes, droughts and wildfires are also a part of North Texas' weather extremes.

Drinks at The Highlander Public House
There's a smattering a chains nearby, including Dollar General and Starbucks. United Supermarkets is the closest grocery store, less than 5 miles away. Downtown has a range of antique stores and gastropubs, including The Highlander Public House, which serves craft brews and British fish and chips. The main shopping area for the city is between Kemp and Kell Boulevards and Lawrence Street, less than 7 miles east. Locals can find everything from Target to Home Depot to a Walmart Supercenter there.
Smack dab between Lucy Park and Weeks Park
Though Lamar Park is at the heart of the neighborhood but has seen some neglect. It still houses one old, rusting metal slide and swings, and its newer playground's slide is cracking. The open green area is spacious enough for pick-up soccer games and well-tended. "Colonial Park is right there by Castaway Cove," says Realtor Tim Lockhart of Keller Williams Lonestar DFW, who's sold homes in the city since 2013. "It's not a huge waterpark, but it's an attraction." Castaway Cove Waterpark is just over a mile southwest with water slides and splash pads, but it gets mixed reviews, with some saying the equipment is aging out. Colonial Park is also smack-dab between two large recreational hubs: Lucy Park and Weeks Park. Both are around 5 miles away. The former is the site of the artificial falls the city is known for. The latter houses the city's golf course, nine lighted tennis courts and a large picnic area. Both have miles of paved trails.

New opportunities at Wichita Falls Legacy High School
The Wichita Falls Independent School District is currently revamping its offerings. Students used to attend the local neighborhood school, Lamar Elementary before it closed down. Now, they head to Booker T. Washington Elementary, which earns a C on Niche. Their next step is Kirby Middle School, which used to be a high school and has yet to earn a Niche rating. From there, they filter into Wichita Falls Legacy High School, which opened in 2024, along with Wichita Falls Memorial High School. Both Legacy and Memorial adopt a semi-hybrid curriculum by offering a few online courses, and it fosters collaborative in-person learning through break-out rooms and a large auditorium. Similar to Kirby, they are also unscored. Midwestern State University is just over 4 miles east. According to U.S. News World Report, the college has a 90% acceptance rate but only a 44% graduation rate.
Saturdays at the Downtown Wichita Falls Farmers Market
According to 30-year Realtor Debbie Dobbins of Love to the Moon Inc., LLC, Wichita Falls isn't known for its neighborhood events. However, there's always a lively gathering happening downtown, including the farmers' market on Saturdays, open year-round. The annual art walk runs from April to October, the first Thursday of the month. "They have a group that focuses on revitalizing the old downtown part of Wichita Falls. That's why we have the art walk now," Cash says. Residents also look forward to Hotter'N Hell Hundred, where over 13,000 cyclists race through the streets, drawn to rural Wichita Falls from all over the world.
