Some of the homes in Tanglewood have river access.
An affluent suburb just south of the Wichita River
A stately stone welcome sign is the first thing people see coming into Tanglewood off Seymore Highway. This is a westward neighborhood of Wichita Falls, meaning homes are newer by city standards, larger and pricier. "It's an area of town that's always driven people there because it's a well-established neighborhood," says local broker and owner of Century 21 Gold Coat Katie Hein, who's sold homes here for 20 years. "One of the draws is how secluded it is. There's one entrance out the back and one entrance in." Traffic is naturally low here, but it's also light citywide. Wichita Falls is known for being more rural than bustling. Two lakes wrap around the neighborhood, and the Wichita River is just north. Both are primarily non-recreational, but locals sometimes cast a fishing line. A forested hiking area is less than a mile east and connected to the neighborhood via a concrete trail. Downtown Wichita Falls, less than 8 miles east, has gastropubs and a growing art scene. Sheppard Air Force Base, a major area employer, is around the same distance north.
Tanglewood has larger-than-average homes for Wichita Falls
Tanglewood's streets reflect its name by being leafy, winding and embracing. Some homes are built on a half-acre or more with spacious backyards featuring in-ground pools. The neighborhood's vintage properties are ranch styles built from the '60s to '80s. "These were gorgeous showcase houses in their day. But once you get inside, it can feel like you're looking in the past," says Debbie Dobbins, who runs Love to the Moon Inc., LLC, and her own YouTube channel devoted to Wichita Falls. She adds that properties are also being updated to meet the times, and the earliest builds are neo traditional from the 2010s. Square footage averages from 2,000 to 6,000 square feet. According to Hein, this is far above the city average, which ranges from 1,700 to 1,800 square feet. Ranch styles price from the low $200,000s to around the $460,000s. Neo traditionals range from the $500,000s to nearly $1 million for something over 5,000 square feet. There are a handful of custom builds in the Mediterranean style on the water in the $600,000s to upper $800,000s range. Tanglewood is in a flood zone, and insurance is required. North Texas is also prone to severe storms that bring hail and mini tornados. Droughts are cyclical and sometimes cause wildfires that affect businesses and homes.

Wichita Falls Memorial High School opened in 2024
Students attend Crocket Elementary School, Barwise Middle School and Wichita Falls Memorial High School within the Wichita Falls Independent School District. The elementary school scores a B on Niche, and the middle school earns a B minus, but the high school is too new to have a Niche rating. Memorial is one of two schools that opened to replace the 100-year-old Wichita Falls High in 2024. This school and its counterpart, Legacy High, cater to hybrid learning styles and bring large auditoriums for collaborative in-person learning. Midwestern State University is just over 4 miles southeast. U.S. News reports that the college’s in-state tuition is around $10,000 annually after aid and boasts a 90% acceptance rate, but only 44% of students graduate.

A paved trail connects locals to Wichita Falls Bluffs
The Wichita Bluff Nature Area is less than a mile from the neighborhood, and a trailhead connects right at the entrance to Tanglewood. “It’s a paved path, so real hikers are going to say it’s not a hiking trail,” says Dobbins. “You can bike on it, walk on it, and there’s wildlife out there of every kind.” As the name implies, the bluffs are built at an elevation, from which Dobbins says Tanglewood, local parks and farmland are all in view. The trail weaves through forest and parts of the Wichita River and spans nearly 2 miles. Other major recreational opportunities are within 6 miles, including the golf course at Weeks Park, the dog park at Wichita Lake Park and the waterfall at Lucy Park, which the city is named for.

Catching a show at Wichita Theatre Performing Arts Centre
Dobbins says neighborhood events are minimal in Wichita Falls. People head downtown instead, where a local farmers market runs every Saturday year-round, and the annual art walk showcases local talent on the first Thursday of the month from April to October. Locals can also catch the Wichita Falls Symphony Orchestra or a musical at the art deco Wichita Theatre Performing Arts Centre. Built in the 1920s, the theater is one of Wichita Falls' most historic venues.
