Originally a 1930s homestead near downtown Wichita Falls
Wichita Gardens began in the 1930s as a subsistence homestead project for low-income industrial workers and their families. The neighborhood's original workman-garden homes were set on 2 to 4 acres and came with a cow barn and chicken coop. The goal was to increase standard of living by giving residents the resources they needed to grow their own food. Though today it's centrally located, Wichita Gardens maintains its rural nature. "There is no real reason for someone to drive into the neighborhood unless they live there, and it just feels like it's very off the beaten path even though it's right off of a main thoroughfare," says Debbie Dobbins of Love to the Moon Inc, LLC, who runs her own YouTube channel devoted to Wichita Falls. Homes here are considered affordable by city standards, and neighbors live next door to Lucy Park. "I probably walk there every day, if not every other day, because it is so big and because it is so varied," says Dobbins. "It has amazing pecan trees and cottonwoods and this incredible duck pond." There's also an arts and gastropub scene just 3 miles west in downtown Wichita Falls, and a major employer, Sheppard Air Force Base, is 5 miles north.

The housing stock is low in Wichita Gardens because locals stay put
In keeping with the rural atmosphere, neighborhood streets are winding and there are no sidewalks. Tall trees billow with fluffy leaves during spring and summer. Homes sit on generous acreage, offering ample setbacks from the road and space between neighbors. Original 1930’s workman-garden homes mix with 50’s and 70’s era minimal traditionals and ranch styles. Prices begin around $80,000 and cost upward of $285,000, mostly depending on home size. “Homes that have sold in the last 12 months have an average of $73 a square foot and the median price for the market in Wichita Falls as a whole is $131 [per square foot], so it’s affordable,” says Tim Lockhart of Keller Williams Lonestar DFW, a sixth generation Texan who served at Sheppard Air Force Base before becoming a Realtor. Some of the area's oldest residences have fallen into disrepair while others are freshly renovated inside and out. The housing stock here is extremely low, as people tend to stay put. However, Dobbins says new homes are being built at the intersection of Loop 11 and Northwest Drive, and at a relatively affordable price point. While new builds across the city can cost upward of $225 per square foot, here, they're averaging around $175 per square foot or less. "But they are smaller, for the most part. They built them without garages because garages are expensive," Dobbins says. Mini tornadoes are common in North Texas, so much so that Dobbins says some locals embrace them and set up a fold-out chair in their driveway to watch them roll by with passing storms. Thunderstorms also bring hail, but many of the area's original homes have garages for car protection. Droughts are cyclical and sometimes lead to wildfires that can affect businesses and homes.

Students attend a new school within Wichita Falls ISD
Students attend the Wichita Falls Independent School District (ISD), which is revamping its offerings. They begin at Burgess Elementary, which earns a B-minus rating from Niche. From there, they attend Hirschi Middle School, which scores a B plus. The next step is Wichita Falls Memorial High School, one of two new high schools in the area. Both schools were built to replace Wichita Falls High, which had served the community for 100 years. Memorial High and the other new school, Legacy High, embrace hybrid learning styles of integrating online courses into their curriculum. They also bring breakout rooms and large auditoriums for more collaborative in-person learning. Midwestern State University is less than 5 miles north and has a 90% acceptance rate. College and high school football game days are huge with locals and held at Memorial Stadium around 6 miles south.

Wichita Gardens is well connected to major highways
There’s a bus route operated by Falls Ride just over a mile north of the neighborhood along U.S. Route 287. Falls Ride also offers on-demand services where buses deviate within a mile of their regular routes. Kell West Regional Hospital is around 5 miles south along U.S. Route 277 when care is needed. Employees of Sheppard Air Force can get there within 4 to 5 miles following the Texas 11 Loop, running along the neighborhood's west side. Wichita Falls Regional Airport is located at the base, offering American Airlines flights to Dallas Fort Worth International. Routes 277 and 287 are within a mile of Wichita Gardens and flow eastward toward Interstate 44. Several houses of worship surround the neighborhood: Van Phuoc Buddhist Temple, First Primitive Baptist and Emmanuel Baptist Church.
Loop 11 connects to the Wichita Bluff Trail, and runs through Wichita Bluff Nature Area.

There's a community pool at Lucy Park, just next door
Dobbins says Wichita Falls' parks are beautiful during every season, even during barren winters, because pansies are planted everywhere. "Pansies love the cold, so there is always a pop of color in the city. Especially at Lucy Park," she says. "A couple of times, when it freezes over, the ducks look like they are skating on the duck pond." Lucy Park is home to the waterfall that earned the city its name, except it's not the original one. That one washed away in the late 1800s and its re-creation was built in the 1980s. "There is a brick in the falls that is from actual Niagara Falls. We have an amazing history in the park itself," Dobbins says. Lucy Park's pool is open all week for a nominal drop-in fee of $2 for anyone under 17 and $3 for anyone older. Disc golfers head here for the 18-hole course, and a trail loops around the park for joggers and bikers. Built along a bend in the Wichita River, locals travel the park's over 60-year-old suspension bridge to the falls as it sways with every step. Other major recreational hubs in Wichita Falls — from the golf course at Weeks Park to the lighted tennis courts at Wichita Lake Park — are within 7 miles.

Locals head to Kemp Boulevard for Target runs
United Supermarkets is just over a mile north for grocery runs, and there are local and national restaurant and retail chains a short drive away. Willie’s Place is a no-frills burger joint where the owner himself is often in the back, flipping patties. Mia's Italian Bistro serves homemade pizza and generous portions of pasta. Locals can head downtown for antique stores and modern gastropubs. There’s a Target off Kemp Boulevard, and Sikes Senter shopping mall on Midwestern Parkway offers a range of other national chains, including At Home and JCPenney.

The Downtown Wichita Falls Farmers Market runs year round
"There are not a lot of local neighborhood events in Wichita Falls," Dobbins says. She says locals head downtown instead, where there's a farmers market running every Saturday from 9 a.m. to 1 p.m. year round. Downtown also hosts an annual art walk on the first Thursday of the month from April to October that showcases a variety of local vendors, live music and an assortment of food trucks.
