Midcentury cottages and ranch homes line the leafy streets of Longview, a residential community just south of popular College Hill and about 4 miles east of downtown Wichita. It’s also close to Ascension Via Christi St. Joseph Hospital, making it ideal for healthcare workers who want to live close to where they work. “Longview has a lot of junior ranch homes with two- to three-bedrooms and one-car garages. But the north end is a little more upscale with larger, 1940s-era homes,” says Jack Silvers, owner of River City Realty, who has worked in real estate in the city for more than four decades.

Longview is full of foliage and tall, mature trees that bloom brightly in the springtime, and provide lots of shade during those hot summer months. Small ranch homes, bungalows and cottages are the most common home type here with floorplans that range from 1,000 to 2,000 square feet. Mid-sized lots occupy 6,000 to 7,000 square feet, so there’s plenty of space for landscaping with local flora or throwing a backyard barbecue. Homes typically list for between $125,000 and $175,000, although some in need of significant improvements have sold for less. “It’s quite a bit cheaper than College Hill, which is just north over the highway, but you’re just outside the neighborhood,” Silvers says.

Harry Street has unique shops and eateries
Dining and shopping can be found nearby on Harry Street where there are more than a few casual and fast-food restaurants, including local favorites like Taqueria El Fogon, a hole-in-the-wall Mexican spot, and Jimmie’s Diner, a classic, 50s-style diner that was once rated the best diner in Kansas. For boutique shops and local eateries, residents are about a mile from Clifton Square, a Victorian-era commercial strip at the heart of College Hill — Dempsey’s Burger Pub is a popular spot for a delicious burger and fries, while those in the mood for a morning jolt might try the espresso at Coffee Daze. Locals can also grab tickets to a concert at Uptown Crown, an historic theatre with a dazzling marquee that first opened in 1928. For groceries and everyday essentials, there’s also a Dillons grocery store in Clifton Square.

Wichita East High scores high marks
Students in the neighborhood attend nearby Jefferson Elementary School and Mead Middle School, both of which hold C-minus ratings from Niche, an online school review site. Upperclassman attend Wichita East High School, colloquially known as “East,” which enrolls around 2,200 students every year. The high school holds a B-plus rating from Niche and has appeared on several best-of lists, including being ranked the top school in Kansas in 2014 by U.S. News & World Report.

The community gathers at Longview Park, a small community park with a playground, gazebo and grassy lawns situated near homes on residential streets.
