Yes, the neighborhood deserves an extra “location.” Even among the residential destinations of The Villages, all of which are conveniently situated, Polo Ridge stands out for its access to the resort-style amenities that make Central Florida’s premier 55-plus community so appealing. Residents can walk out their back door to play on a championship golf course, hop on their golf carts to play a pair of executive courses or straddle a horse at the polo club, all without leaving the neighborhood. “I’ve moved a lot of people from outside into The Villages because they are ready to be active,” says Donna Hines, a Realtor with Re/MAX Premier Realty and Villages resident. “When you get here, you have the privilege of leading the life you want to live.”

Polo Club offers a unique experience

In The Villages, it’s the amenities that make the difference, and in Polo Ridge, the options are vast. The Villages Polo Club is a 250-acre facility on the neighborhood’s eastern edge anchored by an elevated stadium that hosts more than 30,000 spectators each year for spring and fall seasons that run from March through May and September through November, respectively. “I have been to the matches, and I have invited guests there because it’s absolutely fascinating,” Hines says. “It changes your whole perspective on what the sport is.” It’s not the staid experience one might think. “We have our tailgating parties before the matches, so you don’t just have to sit in the bleachers,” Hines adds. “I never thought I’d go to the polo matches, much less do it by golf cart.” The club also offers individual and group lessons for those interested in a hands-on learning experience. Glenview Champions Course, which features five sets of tees and encompasses more than 7,100 yards, takes up a large portion of the neighborhood and extends north into adjacent neighborhoods. If it’s a quicker round one seeks, the neighborhood also includes Hawkes Bay and Saddlebrook executive courses, part of more than three dozen 9-hole courses in the community connected by the executive golf trail. More than 50 golf courses total are available to any resident who pays a $195 monthly amenities fee. That fee also includes access to more than 3,000 clubs and social activities. The Saddlebrook course is part of the Saddlebrook Recreation Center, which includes a community pool, pickleball court and softball complex. The center also is home to several Camp Villages programs designed around activities for residents and their grandchildren ages 3-16. While no one under 19 is allowed to live in The Villages, many of its regular events and celebrations are open to all ages, making the younger set a significant part of life in the community.

Traditional homes on spacious lots and villa-style homes

Ranch-style and contemporary model homes with prominent driveways, attached garages and spacious front yards stand out among a relatively affordable collection of two- and three-bedroom single-family homes. Shotgun-style patio villas, and courtyard villas concentrated near Glenview Champions Golf Course also can be found. Prices typically range from the mid-$200,000s to the mid-$400,000s, although amenities such as pools, proximity to the golf course and the combination of both can push prices higher. There are no sidewalks, but the homes are surrounded by multi-modal paths that wind their way throughout the community and are open to travel by foot, bike and residents’ favorite mode of transportation -- the golf cart. There’s even an app that will help guide residents on their golf-cart journeys. “You can get from the far point at one end of The Villages to the far point at the other in about two hours,” Hines says. There are no HOA fees, but there is a bond payment typically required of homeowners. However, many listings highlight bonds that have been paid off as additional enticement to prospective homebuyers.

Proximity to a pair of popular town squares

Plenty of retail options are concentrated near the neighborhood. Convenient stops include Publix, Fresh Market, Bealls and Marshalls. Chains such as Bonefish Grill and Starbucks dot the County Road 466 corridor, but shopping and dining options are much more diverse at Lake Sumter Landing and Spanish Springs town squares. Lake Sumter Landing Market Square is a buzzy waterfront destination designed to resemble an old fishing village. There, residents can shop and dine in the shadow of a lake that hums with the activity of guided tours, kayak floats and dragon boat races. The square’s several dozen stores include Barnes & Noble and many independent boutique shops. Residents can bank there, get their hair cut, visit their financial advisor and even catch a movie at Epic Theaters Old Mill Playhouse. Dining options are anchored by several waterfront restaurants, including Lighthouse Point Bar & Grill. Other eateries feature steak, sushi and pizza. Residents also can pop in for ice cream at a Haagen-Dazs store or grab a cup of coffee at Starbucks. Spanish Springs Town Square has been around since 1994, as the community’s original gathering center. It is highlighted by the Sharon L. Morse Performing Arts Center. Other featured destinations include World of Beer and the square’s famous gazebo, which hosts live entertainment 365 nights a year.

Traffic can be an issue

One of the potential drawbacks to living in The Villages is the traffic, as the community covers almost 60 square miles and has almost 150,000 residents. County Road 466 does provide easy access in and out of the neighborhood, and it leads directly to U.S. Highway 441 and Interstate 75, both within about 7 miles. Highway 441 connects directly to Orlando about 60 miles southeast, and I-75 connects to Tampa and other Gulf Coast cities further southwest. Orlando Sanford International Airport is a 45-mile drive. Both coasts are roughly 90 minutes away.
