Summerhill offers a mix of patio villas and courtyard villas with either two or three bedrooms. They were built between 2003 and 2004 and often feature updated roofs and HVAC systems, as well as cosmetic elements like new flooring and appliances. Prices range from the mid $200,000s to $500,000, with higher-priced homes often having more square footage and backyard pools. Homes in The Villages have bonds that can run as high as $100,000. These are additional fees placed on all new construction which can be paid in full at closing or in monthly installments. But the homes in Summerhill are older, so many have already had their bonds paid. Garages are standard and often offer additional room for golf cart parking. “It’s an older neighborhood, so it’s more established. There are tall trees, lush landscaping and winding streets,” says Steve Vena, a Realtor with Worth Clark Realty who sells throughout The Villages. “It feels homey.” Despite the streets not having sidewalks, there is plenty of space for evening walks and bike rides around the neighborhood.Residents play golf at Glenview Country Club and exercise at Savannah Recreation Center
One highlight of the neighborhood is the community pool, where residents spend time swimming and relaxing. There are no golf courses or recreation centers in the neighborhood, but there are plenty nearby. Residents access them all for a monthly activities fee. The Glenview Champions Country Club is a short golf cart ride away and offers three 9-hole championship courses: Talley Ho, Fox Run and Stirrup Cup. And just east of the neighborhood is Hawkes Bay Executive Golf Course. The Savannah Recreation Center is just north of the neighborhood and has outdoor amenities like bocce, shuffleboard and a sports pool where residents can take water aerobics and play volleyball. Summerhill is also located near the Villages Polo Club, which holds regular matches and is popular for regular pre-game tailgate parties, and the Saddlebrook Softball Complex, which offers multiple leagues for players well into their 70s.Southern Trace Plaza near the neighborhood's entrance
Southern Trace Plaza, a large outdoor shopping center along Route 466, offers a wealth of big box stores. Residents pick up groceries at Publix, The Fresh Market and Sprouts and browse through Marshalls and HomeGoods for retail therapy. There are also smaller stores specializing in sporting goods, house paint and jewelry. Lake Sumter Landing, one of the community’s bustling town squares, is about 5 miles away and offers more dining out and entertainment options. The walkable streets are lined with restaurants, including Redsauce, popular for its Italian American dishes, and the Flying Biscuit Café, a more casual spot serving breakfast and lunch all day. In the evenings, there is often live music in the square, complete with dancing.Residents get around in their golf carts, take Route 466 and 301 for longer trips
Residents take their golf carts to other neighborhoods, houses of worship and medical centers within The Villages. The closest hospital is UF Health, about 5 miles away. Residents benefit from being close to Routes 466 and 301 since both connect to Florida's Turnpike, a major Central Florida highway. Orlando and its international airport are about 58 miles from the neighborhood, and Tampa is about 80.
