Homeownership has its privileges
While the neighborhood is wholly residential, this particular section of The Villages, south of County Road 466, is known for its concentration of amenities, says Debbie Martin, a senior real estate specialist with Re/MAX Premier Realty and Villages resident. “As a homeowner in The Villages, they give you an ID that allows you access to any of the pools, rec centers and golf courses,” Martin adds. Homeowners pay a $195 monthly amenities fee, which also includes access to more than 3,000 clubs and social activities. The Pimlico Recreation Center is within walking distance of the neighborhood. It features a pool, community rooms for socializing, card games and dance classes and a variety of recreational courts. Next door are a pair of the community’s more than 40 9-hole golf courses, all of which are connected by the Executive Golf Trail. The Pimlico Executive Course is known for its level of difficulty as water comes into play on most holes. New greens, tees and fairways were added to the Churchill Greens Executive Course during a renovation in the fall of 2023. The nearby Saddlebrook Recreation Center offers several Camp Villages programs designed around activities for residents and their grandchildren ages 3-16. While no one under 19 is allowed to reside in The Villages, youth programs and events open to all ages ensure that children are a part of daily life. Other activities, such as softball, are popular in The Villages. The nearby Buffalo Glen Softball Complex holds evaluations every Tuesday morning during the season for men and women interested in competing.Ranch, contemporary and villa-style homes
Housing consists of traditional single-family homes featuring ranch-style and contemporary custom designs with large yards on spacious lots mixed with a collection of villas that offer a cozier single-family alternative. Patio villas typically offer screened-in porches, while courtyard villas offer larger open-air enclosures. Prices typically range from the low $300,000s to the mid-$400,000s, although large homes with special additions such as in-ground pools can list in the high $500,000s. Several homes have additional garage space for golf carts, which are the preferred mode of transportation for residents throughout The Villages. There’s even an app dedicated to helping golf cart riders traverse the sprawling master-planned development that covers almost 60 square miles. In lieu of sidewalks, multi-modal paths that surround the residential areas were designed to allow for travel by golf cart, and they also are open to pedestrians and bike riders.Adjacent to a commercial corridor
County Road 466 is a convenient commercial corridor located immediately north of the neighborhood. Retail and grocery options that include Walmart, Marshalls, Bealls, Publix, Fresh Market and Sprouts Farmers Market are all accessible by golf cart. So are chains such as Bonefish Grill and Starbucks that populate the corridor. Additional dining and shopping options can be found at Lake Sumter Landing, a buzzy waterfront destination that is the most popular of the community’s town squares. It is about 4 miles away, and it, too, can be accessed by golf cart. Residents can browse boutique shops and dine at popular eateries such as Lighthouse Point Bar & Grill along Lake Sumter, which is home to regular guided tours, kayak floats and dragon boat races. Entertainment options there include movies at Epic Theaters Old Mill Playhouse and live music 365 nights a year. The square also is home to several businesses that provide essential services such as banking and financial advising. Closer to home, there’s a post office in the neighboring Village of Belvedere and a library nearby.Residents enjoy relatively convenient access in and out
Traffic can be an issue in a sprawling community of almost 150,000 residents. Car travel is often required, but neighborhood residents do enjoy a relatively convenient location. Buena Vista Boulevard provides quick access in and out, and nearby County Road 466 leads to U.S. Highway 441 and Interstate 75 for travel outside the community. The former connects to Orlando about 60 miles southeast, and the latter connects to Tampa and other Gulf Coast cities further southwest. Orlando Sanford International Airport is a 45-mile drive.
