Parks is a community right off I-40, between Williams and Flagstaff
Parks is off Interstate 40, halfway between Flagstaff and Williams, which are each about 20 miles away. Before the interstate was built, the original U.S. Route 66 went through town. Parks had one of the highest points of elevation along the historic route, which stretched from Chicago to the California coast.

“We get a lot of people who request acreage, privacy from their neighbors, and to be in the tall ponderosa pines. Parks really embodies that,” says Jacki Tait, a Realtor at Realty One Group - Mountain Desert and a certified luxury home marketing specialist. “It’s a great destination for horse properties, ranches, raising livestock, that kind of thing.” The Kaibab National Forest and the Coconino National Forest surround the area, providing an array of outdoor recreational opportunities. Hiking, mountain biking and off-roading are popular pastimes.
Home prices range from the 200Ks to the multimillions
Single-family homes start in the low $200,000s. “Parks actually has a really diverse real estate portfolio. There are areas where you can get entry-level pricing,” Tait says. On the lower end are older cabins under 1,000 square feet. Two- to four-bedroom homes, 2,300 square feet or less, are in the $500,000s to $700,000s. Most homes will have at least an acre of land, and prices increase with acreage and square footage. “It spans all the way to 10-acre ranches with large luxury homes,” Tait says. Spacious homes can be $1 million to $3 million, and the most expansive estates go farther into the multimillions. Manufactured homes, which are fewer in number than site-built homes, range from the mid $200,000s to the low $500,000s.

The cost of living in Parks can be higher than in other communities due to its rural and mountainous location. Factors include transportation and commuting costs, such as fuel and vehicle maintenance, delivery and service fees and elevated heating bills in winter. Although Coconino County handles snow removal on county roads, at home, you might take care of it yourself or hire someone. Overall, the county is at a high risk of wildfires, which can lead to higher insurance rates. The property tax rate is slightly below the Arizona average.
A 100-year-old store and a new grill are among the few businesses
The Parks in the Pines General Store, which replaced an older general store, opened in the 1920s along what would soon become Route 66. It remains a roadside stop offering snacks, deli items and a dose of nostalgia on the way to Grand Canyon. Nowadays, you’d take I-40 and state Route 64 to reach the canyon, which is about 70 miles north.
Parks Feed and Mercantile is a convenience store with a gas station, a post office, a small library and a propane-filling station. The Mustang River Grill, which opened in 2023, has scratch-made items, including burgers, pizza and fried pickles. It includes a bar and occasionally hosts live music. Williams has a Safeway, a historic downtown with boutiques and Canyon Vista Mall. There are more supermarkets, stores and restaurants in Flagstaff.
