A sparsely populated community with mountain and night sky views

About 50 miles northwest of Flagstaff and 25 miles north of Grand Canyon National Park, the remote, unincorporated community of Valle is set in Coconino County and locally known as Grand Canyon Junction. Valle’s deeply rural landscape and lack of development offer the promise of peace and quiet with plenty of privacy. “If you live out there, you have to really want to be isolated,” says area resident Deanna Toenjes, a Realtor with Realty One Group Mountain Desert. The community has an overall CAP Index Crime score of 1 out of 10, compared to the national average score of 4. Area resident Benjamin Karnitschnig, a Realtor with Better Homes and Gardens Real Estate Grand View North, says he's increasingly finding buyers here who just want to simplify their lives by going off-grid; however, buyers are also attracted to Valle's affordability compared to more densely populated area communities. Residents here are surrounded by nature, with views of the San Francisco Peaks. “When the sun sets on the snowcapped mountains, it’s one of the most beautiful things you will ever see,” Toenjes says. While Flagstaff was named the world’s first International Dark Sky City for its commitment to limiting light pollution, offering residents some of the best stargazing opportunities in the U.S., Toenjes says that Valle’s night sky views are even more stunning. “There’s absolutely nothing else like it, it’s spectacular,” she says.

Off-grid living on acreage

“A lot of people who work in nearby Williams, at the Grand Canyon or even in Flagstaff live in Valle and commute because properties are so much less expensive,” he says. While Valle is home to both full-time and part-time residents, it also attracts investors. “About 6 million visitors pass through Valle every year on the way to the Grand Canyon, so people are trying to capitalize on that with glamping rentals and Airbnbs,” Karnitschnig says. The housing scene is mostly made up of manufactured homes on at least an acre of land. According to Toenjes, “Anything you can live in starts at around $250,000,” while renovated homes on several acres can go for closer to $450,000. According to Karnitschnig, there are also a handful of large, luxury custom homes being built by investors as vacation rentals, with price tags from $950,000 to $1.2 million. There are also quite a few undeveloped lots, often purchased to use for private camping. “I’ve sold a lot of 1-acre parcels to people who live in Phoenix and just want to come up and camp and get away in their RV,” Toenjes says. An acre-sized parcel starts at around $5,000 while sprawling lots with 100 acres can be a few hundred thousand. While some properties have standard electricity, most use solar or generator power. Homes are also equipped with water storage tanks. “It’s literally a million dollars to drill a well in the area because the water table is so low, so you have to haul your own water in," Karnitschnig says, adding that most roads are not maintained by the county. “You’ll need something with four-wheel-drive.”

A short day trip to Grand Canyon National Park and Kaibab National Forest

Valle’s prairie landscape is dotted with juniper trees and the area is rich with natural beauty. Home to diverse array of wildlife, Valle offers residents prime viewing opportuntiies in their own backyard. "With all the deer, antelope and elk, there’s a lot of great hunting,” Karnitschnig says. Grand Canyon National Park is a popular day trip for residents, whether they are looking to do a backcountry hike or simply take in views of the famed scenery. Spanning a total of 1.6 million acres, Kaibab National Forest surrounds the national park and offers over 300 additional miles of trails for hiking, biking, horseback riding and ATVing.

A limited number of local shopping and dining options

Valle residents have limited shopping and dining options. Within the community, Valle Hardware Feed & Supply is the go-to for home and livestock essentials, and Double Eagle Treading Company has an eclectic array of handmade pottery, Native American art and other Western-themed finds. For a bite to eat, residents can stop by one of the local food trucks. S and J Mobile Cafe serves coffee and breakfast, while Leoncitos Mexican Food serves south-of-the-border handhelds. The local Grand Canyon Inn also has an on-site brick and mortar restaurant, serving brews, burgers and comfort-food dinners. About 30 miles south in the small town of Williams, there’s a Safeway and a Dollar General, as well as an array of local and chain eateries.

Learning in the Williams Unified School District

From kindergarten through Grade 8, students are served by Williams Elementary-Middle School, which receives a B-minus rating from Niche. Williams High earns a B, and enables students to enroll in a variety of career courses ranging from automotive technology to the culinary arts.

Located at the junction of two major routes

State Route 64 and U.S. 180 intersect in the middle of Valle — hence the name, "Grand Canyon Junction." State Route 64 leads 25 miles north to Grand Canyon National Park and 30 miles south to Williams, while U.S. 180 connects residents directly to Flagstaff. The small, regional Valle Airport is located at the junction of Route 64 and U.S. 180; because of minimal air traffic and the lack of commercial flights, Toenjes says residents don’t have to worry about noise. The Flagstaff Pulliam Airport is the closest airport with commercial flights, with daily nonstop service to Phoenix and Dallas/Fort Worth. Flagstaff Medical Center is located on the Flagstaff's north end.
