College Creek South draws residents with history and high-end homes
Before the British chose Jamestown Island for their first permanent settlement in the Americas, Capt. Gabriel Archer proposed a spot on the James River near the mouth of a creek, about 5 miles away. The captain was overruled, but the tributary was christened Archer’s Creek in his honor. In the 18th century, it was renamed College Creek, after the nearby College of William & Mary . But Archer's legacy can still be found throughout the upscale neighborhood of College Creek South. Today, the neighborhood’s history collides with modern luxury homes and comfortable living. “It has very low turnover,” says Marshall Toney, an associate broker with eXp Realty who has sold in Williamsburg for 23 years. “It’s really a highly sought-after community.”
Luxury properties in the Vineyards at Jockey's Neck
Along Route 199, College Creek South has the wooded suburban character of nearby neighborhoods, but it takes on a more rural feel farther south toward the water. Grapevines replace trees in the Vineyards at Jockey’s Neck subdivision, where colonial-style luxury homes sit on large, landscaped lots. “They’re more stately homes,” Toney says. “You tend to get really nice-sized lots. All the homes are custom-built.” Homes rarely go on the market in the neighborhood: One property sold in 2025 for $975,000. The Williamsburg Landing senior living community also offers rental options. College Creek South’s CAP Index Crime Score is 1 out of 10, lower than the national figure of 4.
Wine and dine at the Williamsburg Winery, plus other options
The Williamsburg Winery and its 50-acre vineyard are the heart of College Creek South, and Toney says easy access to the winery is a major selling point for homebuyers. Visitors can sample wines at the tasting room, while Gabriel Archer Tavern — named for the British captain — serves upscale meals to pair with the local wine. More dining options are located at Williamsburg’s town center, roughly 5 miles away, including local favorites such as Amber Ox Public House, which serves American fare. Precarious Beer Hall has brews and arcade games. The New Town development, 5 miles from the neighborhood, has more shopping and dining. Food Lion has groceries 3 miles away, though many residents instead head 4 miles to Harris Teeter on John Tyler Highway.
River recreation and amenities at community clubhouses
College Creek South is bordered by its namesake creek to the east and the James River to the south. Some homes feature private piers or docks on College Creek, while Colonial Parkway has several parking lots and beach access points on the James. Subdivisions within the neighborhood have their own recreation options as well. The clubhouse for the Vineyards at Jockey’s Neck has courts for tennis, pickleball and basketball, as well as a pool and a playground. Williamsburg Landing offers outdoor amenities such as trails through the community’s arboretum, plus a fitness center and an indoor pool. Colonial Williamsburg, the 300-acre living history exhibit, is 5 miles from the neighborhood, and locals often walk or jog through the complex.
Education at WJCC schools, plus William & Mary nearby
The Williamsburg-James City County Public Schools district serves College Creek South and receives an A-minus overall grade from Niche. Students can start at Laurel Lane Elementary, which gets a B grade. Berkeley Middle and Lafayette High each receive A-minus grades. Lafayette High has clubs for students, including Rambassadors, which helps provide an orientation for freshmen as they become Lafayette Rams. Private options include A-plus-graded Walsingham Academy, which teaches kindergarten through 12th grade. Williamsburg is home to William & Mary, a 7,000-undergraduate university chartered in 1693.
Community events, Colonial Williamsburg and Tribe sports
The communities within College Creek South often put on their own events. The Vineyards at Jockey’s Neck hosts holiday parties and celebrations at its clubhouse or the Williamsburg Winery, while Williamsburg Landing continually has programming for its residents. Colonial Williamsburg is home to events like Grand Illumination, which features a fife-and-drum parade and fireworks three consecutive Saturdays in December. Residents cheer on the Tribe at William & Mary, which fields NCAA Division I athletics.
Access across Williamsburg via Route 199
Colonial National Historical Parkway lines the southern edge of College Creek South, running alongside the James River. The parkway connects to Route 199, the neighborhood's northern boundary. Newport News is roughly 20 miles southeast, and Richmond is 55 miles west. Though the Williamsburg Executive Airport is in the area for general aviation, residents head to Richmond International Airport for commercial flights. Riverside Doctors’ Hospital Williamsburg is 6 miles from the neighborhood. “The convenience to I-64 East and West and being very close to medical services like Riverside Hospital is a big draw, too,” Toney says.
