Most of the properties in Kingspoint feature private outdoor living spaces overlooking the creek. The rest of the homes here are located within Kingsmill on the James, an HOA gated community that shares the property with the Kingsmill Resort. It's divided into 14 distinct subdivisions, each offering a unique architectural type and price point, with additional up-front and monthly HOA fees. “Most gated communities tend to look the same,” Roberts says. “But because the area is so old, the developers had to build the communities around the existing 300-year-old infrastructure.” The neighborhood’s colonial, Dutch Colonial and Craftsman-style homes reflect this historic sensibility.
