West side Williamsport neighborhood east of Route 15
Williamsport’s Newberry neighborhood encompasses what was once the independent towns of Newberry and Jaysburg. The towns were incorporated into Williamsport in 1867, and the area is now just called Newberry. “Although it’s part of Williamsport, it’s separated from the main downtown area,” says Dawn Dyer, Realtor at Iron Valley Real Estate and Williamsport native. Route 15 and Lycoming Creek isolate Newberry from the rest of Williamsport, and modest homes and industry define the neighborhood’s landscape. Dyer says that the community is rather established: “Most people living there have either grown up there and always been in Newberry or live there because it’s affordable. There are a lot of rentals,” she says.
Casual sandwich shops and industry in Newberry
“You can walk to convenience stores and little restaurants, and the kids can walk to the elementary school, but there’s no major shops or grocery stores in Newberry,” Dyer says. Locals can get some pantry stables at Erb’s West End Family Market or snacks and gas at Nittany MinitMart. For larger grocery runs, Aldi and Weis are both about 2 miles northeast. Newberry has several casual dining options: folks pick up cheesesteaks to go at Newberry Sub Shop and pretzels, paninis and ice cream at Diamond Square Market Deli Cafe. Beer lovers can enjoy a pint or flight at New Trail Brewing Company on Arch Street. The brewery produces several beers in its warehouse-like facility with towering brewing tanks. Popular picks include the Broke Heels Hazy IPA and Lazy River Pils. Several manufacturing facilities, including NuWeld, Inc., Lundy Construction Co. and Prysmian North America operate on the outskirts of Newberry. The North Shore Railroad Company & Affiliates also operates Lycoming Valley Railroad just outside the neighborhood. Cargo trains regularly run through the railyard.

Newberry Park and mountain views from Susquehanna State Park
Newberry Park has a playground and picnic areas in the center of the neighborhood. Folks can hop on their bikes and catch views of the creek and surrounding mountains along Lycoming Creek Bikeway. This paved path runs alongside the water and spans over 5 miles. Bicyclists on the trail can take a quick detour at Lifland Skate Park or Journey Bank Ballpark at Historic Bowman Field. The ballpark is home to the Williamsport Crosscuters, a summer collegiate team. Susquehanna State Park has 20 acres of outdoor space along the Susquehanna River just south of Newberry. Visitors can enjoy expansive views of the rolling green Appalachian Mountains from the picnic shelter or the park’s riverboat tour.

Gridded streets feature early-1900s styles
Newberry’s gridded residential streets are lined with sidewalks and have small front lawns with flower beds and shrubs. Some backyards have above-ground pools or trampolines. Many residents park on the street, though some homes have detached garages or carports. Decorative seasonal flags, American flags and yard ornaments add flair to homes’ exteriors. Many homes in Newberry were built in the early 1900s and include cottages, bungalows, American Foursquares and traditional houses. Bi-level and split-level homes built in the 1960s and 1970s and new traditional homes built in the 1990s and early 2000s represent the handful of newer homes in the neighborhood. Homes typically sell for between $60,000 and $250,000, depending on their size and condition. Duplexes and multi-family homes also come up for sale in Newberry in the same price range. Tracy Knoebel, Realtor at KW Advantage Williamsport and Williamsport native, says Williamsport proper, including Newberry, generally has lower housing prices than outlying areas like Loyalsock to accommodate higher taxes. “The combined millage for school, county and township is 40.6%. People will only pay but so much for a house if the taxes are high,” she says. Newberry Estates is a townhouse development in the neighborhood that has partnered with the Lycoming Housing Authority to accept project-based vouchers for low-income residents. Although most properties are not in a flood zone, Lycoming Creek, a tributary of the Susquehanna River, makes some homes on Newberry’s eastern side vulnerable to floods.
