Plus, Park Avenue's modest homes and properties needing renovations add up to lower price points than in nearby neighborhoods such as Vallamont. "It's a nice location, but It's just a different dynamic than Vallamont," says Tracy Knoebel, a Williamsport native who’s a Realtor at KW Advantage. "You see first-time homebuyers or folks who buy houses for their kids while they're there for four years [at Penn College] more than long-term residents."

Variety of housing styles from the early 20th century
Park Avenue's gridded streets lined with sidewalks feature numerous housing styles from the early 1900s, including American Foursquare, traditional and Victorian homes. The area's terrain is largely flat, but residents can see the rolling Appalachian Mountains in the near distance. Cars typically park on the street, as homes don't have private driveways or garages. Homebuyers can choose from single-family, duplex and multifamily properties in the neighborhood. Single-family homes in need of significant repairs or renovations typically run between $30,000 and $90,000, while updated homes range up to about $235,000. Multifamily properties cost between $100,000 and $300,000.
Pennsylvania College of Technology enrolls about 4,000 students 1 mile south of the neighborhood. However, although the neighborhood has some students, it’s not dominated by student housing. That’s because, according to Dawn Dyer, Realtor at Iron Valley Real Estate and Williamsport native, Park Avenue is just outside the patrol zone for Penn College police . "Parents are concerned about safety and want to know the area is being monitored," she says "Penn College only promotes student housing in that patrol zone that's heavily controlled by Penn College and city police." Park Avenue has a CAP Index crime score of 5, slightly higher than the national average of 4. However, it scores a 7 for certain violent crimes.

Williamsport Area School District serves local students
Students may begin at Cochran Primary School for kindergarten through third grade, followed by Curtin Intermediate School for fourth through sixth grade. Both schools earn a B-minus from Niche. Older students can continue to B-minus-rated Williamsport Area Middle School and B-plus-rated Williamsport Area Senior High School. The high school offers career and technical education courses in over a dozen subjects, including engineering and robotics, commercial art, early childhood education and welding.
Williamsport Area Middle School serves around 700 students in grades 7-8.
Cochran Primary in Little League Boulevard goes until third grade.

UPMC Williamsport and local shops in the neighborhood
The neighborhood is within walking distance of UPMC Williamsport, part of the healthcare system that’s the town's largest employer, and home to the UPMC Hillman Cancer Center. It's also about 2.5 miles southwest of UPMC Williamsport Divine Providence Campus and 13 miles west of UPMC Muncy. Dyer says some residents prefer Muncy’s smaller facility: “You don’t get lost in the shuffle in Muncy,” she says. Among the neighborhood’s restaurants is Dolly's Diner, where the menu features comfort food like waffles for breakfast and country-fried steak for lunch and dinner. Neighbors can swing by local businesses such as Joni's Jems Country Shoppe for gifts and home decor and Dick's Bargain Shop for furniture and electronics. For groceries, Wegmans is about 1 mile southeast off William Street. A post office, Goodwill and Family Dollar are also on the southeast edge of the neighborhood.
Williamsport Growers Market and the Little League World Series
Local artists and farmers sell their wares at the Williamsport Growers Market, which takes place each Saturday morning year-round in the parking lot at the corner of Pine Street and Little League Boulevard. Lycoming Arts, a local nonprofit, also hosts Williamsport First Friday downtown each month. The town closes off car traffic on Fourth Street for the event, where kids get creative at the craft table, musicians play and local organizations promote their causes . The area's largest event is, however, the Little League World Series, held in South Williamsport each August. Hundreds of thousands of people descend upon the town over 10 days to watch 20 youth teams from across the U.S. and other countries compete for the world title.
Blooms at Brandon Park and River Valley Regional YMCA
Residents can wander the trails, play a round of tennis or sit on the sidelines of a Little League baseball game at Brandon Park. Spring is particularly colorful in the park, with pink cherry blossoms and yellow daffodils lining the paved pathways. The Brandon Park Bandshell, which first opened in 1914 and was refurbished in 2024, is a venue for summer concerts and annual events like the Christmas kickoff . River Valley Regional YMCA is on Walnut Street and has an indoor swimming pool and a basketball court. Parents can enroll their children in summer camps, swim lessons, youth sports and after-school programs at the branch as well. Firetree Place is another community center just down the road at Flanigan Park.

Walk, drive or take River Valley Transit Authority buses
Park Avenue residents can walk to several shops, restaurants and facilities such as the hospital in and around the neighborhood. River Valley Transit Authority buses also stop along High Street and Park Avenue. Interstate 180 runs south of the neighborhood through Williamsport and connects with other major highways like Interstate 80 across the state. Williamsport Regional Airport is 6 miles east in Montoursville, and it offers flights to Dulles International Airport 10 times a week.
