Port City community close to downtown, home to new shopping mall
Barclay West-Hanover Heights sits in a sweet spot between the suburbs and downtown Wilmington. “It’s almost like the suburbs but being close to downtown,” says Derek Criscitiello, a real estate agent with Coldwell Banker Sea Coast Advantage who’s lived along the North Carolina coast his entire life. "You get the best of both worlds: bigger lots, nice homes but still in the heart of the city." Barclay West-Hanover Heights gets its name from the established subdivision in its northern half and the new retail development filling its southern end. A dense forest of pines sits in the middle. Surrounded by retail corridors, the community offers quick access to area parks, an acclaimed art museum and Novant Health New Hanover Regional Medical Center, one of the city’s top employers. The area is also home to more than a dozen houses of worship, including Cape Fear Presbyterian Church, Temple Baptist Church and the nondenominational Lifepoint Church.

Ranch-style homes on half-acre lots shaded by pines
Single-family homes line narrow, unmarked streets north of the dense forest in Barclay West-Hanover Heights. The neighborhood features primarily midcentury ranch-style homes with a mix of brick, shingle and vinyl siding, resting on lots about a half-acre in size. However, a small collection of pastel patio homes from the late 1980s fills the HOA-controlled Southwood subdivision off Shipyard Boulevard, where properties come with monthly fees of around $275. The neighborhood’s maturity can be seen in its concrete and gravel driveways, which vary in condition and lead to attached garages and carports. Tall pine trees and magnolias shade modestly landscaped front yards. While lawns are spacious, living space is on the smaller side, averaging around 1,300 square feet, significantly below the national average of 1,928 square feet. Home prices declined 3% from 2023 to 2024, now ranging from $240,000 to $330,000. The neighborhood also has two condo communities with units from $198,000 to $275,000.
