A neighborhood immersed in nature
Named after the park and lake surrounding the area, Greenfield is a neighborhood for those who want to live lakeside while not being too far from downtown Wilmington. “This area has a lot of original homeowners,” says Celeste Salzberg, Momentum Companies Realtor. “They are unfortunately passing away, and the homes are in need of renovation because it’s an older, established neighborhood.” Greenfield Park provides beautiful scenery surrounded by wildlife. While homes tend to be on the smaller side, larger lots allow residents to spread out close to the water. “The park has a walking trail around a natural pond,” says Jake Wyer, a Broker with Exp Realty. “It’s like a cypress pond, so it has a very Southern feeling.” There are a few restaurants and entertainment venues close by, and Greenfield is less than 3 miles to downtown Wilmington. Novant Health New Hanover Regional Medical Center is located right in the neighborhood.

Alligator and egrets at Greenfield Park
Greenfield Park is a 190-acre green space that can serve as a quiet spot for birding or kayaking across Greenfield Lake. On the 5-mile hike-and-bike trail, residents might be able to spot egrets, turtles and alligators. “Everyone should know, ‘Please don’t feed the alligators,” Salzberg says. Away from the water, the park offers a skate park, tennis and pickleball courts, which are expected to be completed by July 2024. The Greenfield Park Rotary Garden, filled with roses and azaleas, is laid out in the shape of a massive rotary wheel symbol, purportedly the world's largest. The outdoor amphitheater is a popular attraction that hosts concerts and a Shakespeare in the Park series in the summer. “You can bring the kids, bring a bottle of wine and snacks, and introduce your children to Shakespeare,” Salzberg says.

Small homes close to the water
The neighborhood primarily consists of bungalows and cottages built in the 1940s to the 1980s. They often range from 750 to 2,000 square feet. “There are a lot of smaller houses,” Salzberg. "The ones along the lake tend to be a little more expensive, but there are lanes that lead to the lake that are more affordable.” Prices generally start in the low $200,000s and run as high as $400,000, while one- to two-bedroom condos in the area cost in the mid to high $100,000s. In 2023, there were a total of 15 home sales, and prices have been increasing in the past few years. Salzberg recalls a house she sold there in 2021 to someone looking for more space for their dogs. “At the time, right before the housing boom, I sold it for $190,000,” she says. “If I had to list it today, I would list it at $350,000 to $360,000. It had a big backyard and was walkable to Greenfield Lake.”

Live performances in the theater, amphitheater and stadium
Live Nation manages Greenfield Lake Amphitheater and hosts musical acts of all genres. Opera House Theatre Company is a nonprofit that provides the community with professional performances using local talent. The neighborhood is also close to Legion Stadium, a sports venue with 3,000 seats. “It used to house a minor league soccer team,” Wyer says, noting that without a current anchor tenant, the stadium's future is somewhat uncertain. It does include a pool, pickleball courts and a baseball field that hosts the Wilmington Sharks, a collegiate summer league baseball team.

Local eateries in the commercial corridor
Merritt’s Burger House is a drive-in eatery established in 1958 where servers deliver seafood and barbecue platters to customers' cars. Mediterranean Halal Market and Bakery sells fresh fish, meat and homemade baklava. There are a few fast-food chains along U.S. 117 and local spot The Boba Tea Factory, which serves milk & fruit teas, plus egg waffles. The neighborhood has a Food Lion, but more grocery store options are situated less than 5 miles away. The North Carolina Gallery of Fine Art displays and sells pieces. It also debuted the Faces of Lincoln collection, a series of bronze sculptures of the former president.
Merritt's Hamburger has been around Greefield for over 70 years.

Schools on screen in New Hanover County
Sunset Park Elementary and Williston Middle both earn a B-minus on Niche. New Hanover High is the oldest high school in Wilmington. The gym was featured in an episode of "One Tree Hill" and a few films, including "Blue Velvet" (1986). The B-plus-rated school has won several state championships among its many sports teams.

Downtown proximity on major roads
The neighborhood is bordered by major roads, including U.S. 421 and U.S. 117. Spots around the park are walkable, but a car is needed even to get to the more commercial section of Greenfield. For public transportation, there are several Wave Transit bus stops nearby. Wilmington International Airport is a 5- to 8-mile drive away, which can take 15 to 25 minutes. Novant Health New Hanover Regional Medical Center is located right in the neighborhood.
