North Kerr is a Wilmington neighborhood 3 miles east of downtown, 7 miles northwest of Wrightsville Beach and just south of Wilmington International Airport. Homes in North Kerr are generally less expensive than in other areas of Wilmington – averaging $257,000 compared to the regional average of $558,000 – because of their age, smaller size and distance from the city's main attractions. Still, residents can drive to downtown Wilmington and the University of North Carolina at Wilmington within 10 minutes, and to Wrightsville Beach in 15 minutes. Plus, major retailers like Target are just across New Centre Drive. "There are a lot of retirees there that don't want to live downtown, but their kids can still easily Uber into downtown when they visit," says Celeste Salzberg, a Wilmington resident and Realtor at MoMentum Companies, Inc.

Residences range from single-family homes to condos and apartments
The neighborhood aesthetic varies because subdivisions developed independently over several decades. On average, houses are 1,400 square feet and have front lawns with minimal landscaping. Brick ranch-style homes from the 1960s and '70s cost between $300,000 and $325,000, and single-story New Traditional cottages built since the 1990s range from $300,000 to $500,000, depending size. Most townhouses and condos in North Kerr were built between the 1980s and early 2000s. Townhouses and duplex units with two bedrooms cost between $225,000 and $275,000, and two-bedroom condos cost between $200,000 and $250,000. Some subdivisions have HOAs. Many residents rent their homes. "Some apartment buildings there were built to accommodate college students," Salzberg says, adding that retirees tend to occupy the most expensive residences. Ahepa 408 Apartments has independent and assisted senior living in the neighborhood, and complexes such as Abbotts Run Apartments and Birchwood Park house a mix of college students attending nearby UNC Wilmington and non-students. The eastern portion of North Kerr has several hotels, including Quality Inn, Red Roof Inn and Comfort Suites.

Shopping off Kerr Avenue and New Centre Drive
New Centre Market shopping center, across New Centre Drive from the neighborhood, has big box stores and restaurants, such as Target, Dollar General, Chick-fil-A and Dunkin’. Neighbors can satisfy their seafood cravings at Genki Sushi Japanese Restaurant off New Centre Drive. South Kerr Avenue has more businesses, including Food Lion, Planet Fitness and local restaurants. Residents can kick back with a beer and some barbecue before playing a game of sand volleyball at Capt’n Bill’s Backyard Grill & Volleyball Facility. Bill’s Brewing Company Taproom is connected and serves beers on tap and pub food. The Riverwalk in downtown Wilmington is also less than 4 miles west. This popular tourist attraction has views of the Cape Fear River and more than 200 restaurants and local shops.

North Carolina Azalea Festival and more downtown
Downtown Wilmington, about 3 miles west, hosts the North Carolina Azalea Festival each year in April. This week-long event ushers in the season with parades, pageants, concerts and a street fair along Front Street attended by 200,000 people. During the first full weekend of October each year, families gather for Riverfest. This downtown celebration also features vendors and pageants, and Saturday evening ends with fireworks over the river. Live Oak Bank Pavilion is an outdoor amphitheater downtown that overlooks the river and can hold 7,200 people. The venue has hosted major acts such as Hozier and Dave Matthews Band.
New Hanover Schools serve North Kerr
Students usually begin their education at College Park Elementary School, which earns a C-plus from Niche, and continue to M.C.S. Noble Middle School, which earns an A-minus. Students west of Kerr Avenue are zoned for Emsley A. Laney High School, while students in the east are zoned for New Hanover High School. Both high schools earn B-pluses from Niche. Famously, Michael Jordan attended Laney High School, where he notably didn’t make the varsity basketball team in his sophomore year. The Girls Leadership Academy of Wilmington is a nearby public charter school with a B-minus grade. The academy serves sixth through 12th grades.

Maides Park and Wrightsville Beach
Maides Park has an accessible playground constructed in 2024, a community garden, and pickleball and tennis courts, among other athletic facilities. The Derick G.S. Davis Center at Maides has after-school programs for kids, an indoor gym, and other multi-use spaces. Spanish moss hangs off mature live oak trees at the park's edge in Maides Cemetery, an African American burial ground dating to the 1800s. North Kerr is about 7 miles northwest of Wrightsville Beach and 5 miles northwest of Arlie Gardens, a popular botanical garden with a 500-year-old oak tree as its centerpiece.

Getting to UNCW and downtown
The University of North Carolina at Wilmington is less than 2 miles south of North Kerr. "I had a client who liked the area because you could ride your bike to the college," Salzberg says. "It's like a 20-minute bike ride." Students can drive to the campus in under 10 minutes via Kerr Avenue and Randall Parkway or take the 105 Bus down Kerr. Locals can also drive or take the 108 Bus along Market Street to Downtown Wilmington. Wilmington International Airport is about a mile north of the neighborhood. "I won't go anywhere unless I can leave out of Wilmington [International Airport]. You can show up 45 minutes before an international flight," Salzberg says. "We get two flights a day to LaGuardia, and there's nowhere in the world you can't get to from New York." Novant Health New Hanover Regional Medical Center is about 5 miles southwest.
UNC Wilmington is just a few miles from North Kerr.

Homeless encampment cleared in the neighborhood
Wilmington Police cleared out a homeless encampment in the neighborhood at the corner of Martin Luther King Jr. Parkway and Kerr Avenue in October 2023. At its peak, the encampment was one of the largest in the city, with around 100 people living there. Government officials credit Wilmington's rising rates of homelessness in recent years to low housing inventory and rising prices: Wilmington's fair market rent prices increased by 51% between 2019 and 2024.
