A central place to experience all of Wilmington
From above, Oleander Drive and College Road intersect like an “X” on a treasure map. But instead of buried gems and jewels, it marks the center of Wilmington. St. James Village sits just north of this convenient spot. “It’s a nice place to live. Everything is pretty easily accessible,” says Lewis Adorno, an employee at the nearby Pomegranate Books. “There are a lot of local businesses, restaurants and nearby parks. Downtown and the beach are about 10 minutes away,” says Adorno, who’s lived in Wilmington for about 15 years. The neighborhood sits across from the University of North Carolina Wilmington (UNCW). Known for its nursing, business and psychology programs, UNCW is the city’s largest university, with about 18,000 students and 1,400 employees. “There’s a strange mix of young and old. People overall are friendly and more laid-back.” Adorno says.

From burgers to vegan hot dogs
Commercial corridors with businesses big and small surround St. James Village. The neighborhood shopping center of the same name features P.T.’s Olde Fashioned Grille, a beloved local chain known for its tasty burgers and friendly service. Local herbivores head to Sealevel City Vegan Diner, an eclectic spot serving vegan tacos, hot dogs, wraps and more. For drinks, there’s Wilmington Brewing Company, where patrons can have pints on the patio before buying a four-pack to take home. If not heading to bars downtown or at Wrightsville Beach, UNCW students are known to hang out at Might As Well Bar & Grill. “Businesses near the university thrive,” Adorno says. With UNCW right across College Road, residents can cheer on the Seahawks' Division I athletic teams at Brooks Field and Trask Coliseum, or catch a performance at Kenan Auditorium. Harris Teeter and two international grocers, Los Portales Supermarket and Saigon Market International, are in the neighborhood. University Centre, host to dozens of national retailers from Old Navy to Ollie’s Bargain Outlet, is about 2 miles away.

Train like a ninja at Long Leaf Park
Tennis lovers head to Empie Park. With 24 lighted courts and a clubhouse, it’s home to the Althea Gibson Tennis Complex, which hosts clinics and summer camps. The aptly named Long Leaf Park features a nature trail weaving through the forest, an off-leash dog park and athletic facilities. Residents can test their strength, endurance and agility on the Long Leaf Ninja Course, a fitness course modeled after the obstacles featured on the reality TV game show “American Ninja Warrior.” There’s also a splash pad and playground for the kids. The 44-acre Anne McCrary Park offers a more natural setting with a large tree-lined lake. An accessible wooden ramp leads to an overlook where residents can spot ducks swimming around the water as birds soar overhead. The park is mostly quiet, though steady traffic on Randall Parkway provides a constant whir. The Cross City Trail, a 15-mile multi-use path, wraps around the park, giving cyclists a glimpse of the sparkling lake through breaks in the tree line.

Cottages and bungalows for less than the Wilmington average
There are more apartments in St. James Village than single-family homes, likely due to the neighborhood’s proximity to UNCW. Less than 500 houses, built between the 1930s and early 2000s, rest on the narrow residential streets shaded by tall pine trees. Most homes sit in tight rows on modestly landscaped lots about 1/3 of an acre in size. However, some properties on Patrick Avenue come with nearly an acre of land. Bungalows, cottages, Cape Cods and brick ranch-style homes are the most prominent. Some homes feature carports or enclosed front porches. Single-family homes typically range in price from $200,000 for a two-bedroom under 1,000 square feet to nearly $400,000 for a four-bedroom over 1,500 square feet. Condos and townhouses list as low as $140,000 for a unit needing renovation and up to almost $300,000 for a turnkey. Potential buyers should note that this neighborhood is at risk for flooding and hurricanes.

A high school captured on the silver screen
St. James Village is zoned for New Hanover County Schools. Winter Park Elementary School earns a B grade from Niche, and Williston Middle School has a B-minus. New Hanover High School has a B-plus rating and is featured in several TV shows and movies filmed over the years. The school’s gymnasium was used for a scene in an episode of “One Tree Hill,” a drama series primarily shot in Wilmington in the early 2000s. Along with its pop culture past, the school has a highly competitive athletics department, winning over two dozen state championships in various sports, from football and basketball to golf and tennis. Cape Fear Academy and Coastal Christian High School are nearby private options off College Road.
New Hanover High School has served Wilmington for over 100 years.

Easy access to Highway 17 and College Road
Driving is the main way to get around Wilmington, and the neighborhood’s closeness to Oleander Drive (Highway 17) and College Road makes for quick trips to destinations across the city. Downtown Wilmington, Wilmington International Airport and Wrightsville Beach are about 5, 6 and 7 miles away, respectively. A caveat is the traffic. “With all the hustle and bustle, it gets really congested where the college is,” says Elisa Roels, owner of Cape Fear Realty Group, who’s lived in Wilmington since 2014. Wave Transit, operated by Cape Fear Transit Authority, has several bus routes in the neighborhood, including route 103, which stops in front of Cape Fear Memorial Hospital. Residents can find bus stops on College Road, Randall Parkway and Kerr Avenue.

A condemned development site
In the neighborhood’s northeast corner, across College Road from UNCW’s campus, sits a nearly 40-acre plot of land that was once The Glen apartment complex. According to local news reports, nearly 1,000 residents lived there when slow-moving Hurricane Florence hit Wilmington in September 2018. Following the storm, every building was condemned, and the complex was torn down in the following years. Today, the fenced site remains empty, aside from the crumbling concrete foundations of the homes that once stood there.
