Well situated within a few minutes' drive of downtown Wilmington, Carolina Beach and the Cape Fear River, The Village at Mott's Landing offers an active lifestyle for all ages. "The location is awesome," says Kevin Dovel, broker and Realtor at eXp Realty in Wilmington. This neighborhood features recently built homes and amenities like pools and pickleball. And though it was once promoted as an active adult community, this neighborhood has no age restrictions. "The current builder isn't marketing it for 55-plus," says Dovel, who expects more young families to move in as new homes finish construction.

Single-story brick homes in a suburban setting

Most homes in The Village at Mott's Landing are single-story, New Traditional houses. Dovel notes that the sturdy brick construction of these properties can offer more protection against hurricanes and tropical storms that are common in this region. "You don't have siding coming off. It definitely feels a bit more secure," he says. Properties usually have two-car garages and simple landscaping, including recently planted saplings and palm trees in the sandy soil. "They've done a good job of laying the neighborhood out with open areas and green areas. They didn't cram the houses in and maximize the number of houses they can put in," Dovel says. Construction in this neighborhood is ongoing, with properties dating from the 2010s through today. Houses typically sell for between $475,000 and $850,000. The homeowners association manages each property's landscaping and the community spaces, like the pool and pickleball courts. Fees are typically under $300 each month per household.

Spend a day at the beach, paddling the river or by the pool

The surf and sand of Carolina Beach is less than 15 minutes away by car, and there's plenty more outdoor fun nearby. Resident-only amenities in the neighborhood include a tennis and pickleball court, two pools and a practice putting green. "It's definitely an active community," Dovel says. Arrowhead Park borders the community and has a playground, more pickleball courts and a multi-purpose field. Locals can also kayak down the Cape Fear River or throw out a line from the pier at nearby River Road Park, less than 2 miles away, while golfers tee off at Beau Rivage, a public 18-hole course just south.

Conveniences just outside the neighborhood and much more downtown

Harris Teeter and Walgreens border the neighborhood to the south. More major retailers like Walmart and Lowe's Home Improvement are less than 2 miles north, as are chain restaurants like Chick-fil-A. Bars, restaurants, theaters and shops bordering the Cape Fear River are less than 10 miles north in Downtown Wilmington. Here, locals can sample freshly caught seafood dishes at Shuckin' Shack Oyster Bar, cool off with a cone at Kilwins Ice Cream or kick back with a beer at Front Street Brewery. Live Oak Bank Pavilion also overlooks the river downtown. With a capacity of over 7,000 people, it has attracted major acts like the Dave Matthews Band and Hozier. Downtown hosts several major events throughout the year as well, including the weekend-long Riverfest in October, featuring a street fair along the Riverwalk, local bands and performers, and BMX bike shows.

Students attend New Hanover County Schools or nearby private options

Students in this neighborhood can attend New Hanover County Schools, which earns an A-minus from Niche, and typically begin at H.C. Bellamy Elementary, which also has an A-minus. They can continue to B-plus-rated Myrtle Grove Middle and B-rated Eugene Ashley High. Ashley High hosts the Marine Science Academy in collaboration with the University of North Carolina Wilmington. Students in this program take biology and oceanography courses for applicable college credit at UNCW and complete internships in the field. Nearby private schools include Myrtle Grove Christian School, which is not rated by Niche and serves pre-K through eighth grade, and Coastal Christian High School, which earns a B rating.

Getting around Wilmington by car

Residents here mostly get around by car. Carolina Beach Road borders the neighborhood to the east and connects drivers to U.S. Highway 421 into downtown Wilmington. Wilmington International Airport is about 12 miles north, and the Novant Health New Hanover Regional Medical Center is less than 7 miles north.
