North Main offers settled suburbia and developing connection to Winchester

With well-kept single-family homes, tranquil waterfront recreation areas and highly rated public schools, North Main has all the trappings of a classic Boston commuter suburb. Bordered by a section of Main Street that Winchester’s planners have slated for rezoning and mixed-use development, this pocket of suburbia will become even more connected to the town’s small business community in the coming years. “For North Main, the biggest thing is the walkability factor,” says Kim Covino, a salesperson with Compass who’s specialized in the Winchester market for nearly 40 years. “I live near the center, and I love that active feeling. Coming out of the city, I didn’t want to feel like I was in the middle of nowhere. Here, the downtown feels very blended with the neighborhoods all around.”

Suburban streets lined by single-family homes and shady trees

A thick tree canopy and tidy landscaping unify North Main’s residential streets, each encompassing a mix of single-family homes. Winchester's enduring desirability is illustrated by the century-spanning architectural styles that line blocks and cul-de-sacs. Buyers can find simple National-style and prewar homes built at the turn of the 20th century, Cape Cods and colonials built through the midcentury, scattered contemporary construction and most things in between. Single-family homes that are less than 2,000 square feet sell for $700,000 to $1.1 million. Larger single-family homes can go for around $1.5 million to $2.8 million, depending on their square footage, the size of their lots and interior upgrades. Sidewalks connect most of North Main, from the blocks that slope away from Main Street to the quieter waterfront streets near Winter Pond.

Green spaces and recreation around North Main

At Horn Pond Recreation Area, visitors can walk miles of peaceful trails or launch a kayak into the water. “Ice skating on Winter Pond is really popular in the winter. It’s in the name,” Covino says. Tennis players square off at the Packer-Ellis Courts. Cyclists can take the Tri-Community Greenway from Winchester to Stoneham. Middlesex Fells Reservation sprawls across more than 2,000 acres of pond-pocketed forests within several miles of North Main.

Attending highly rated Winchester Public Schools

Each Winchester Public School serving North Main earns an A-plus from Niche. Most kids start at Lynch Elementary School before attending McCall Middle School, though a small pocket on Pond Street is instead zoned for Vinson-Owen Elementary School. Winchester High School has developed a reputation for academic excellence through its full slate of Advanced Placement courses and extracurriculars, as well as its STEAM certificate program. Students can earn the certificate by completing coursework and work-based learning projects that deepen their understanding of science, technology, engineering, art and mathematics.

Events at the Town Common

The Town Common is just south on Main Street, a hub for Winchester's community events throughout the year. One of the most popular is Winchester Town Day, a weekend street fair that returns at the beginning of each summer. Neighbors might compete in family-friendly games or browse vendor booths throughout the day, but everybody gets together to watch the traditional fireworks display at dusk.

Driving and taking MBTA transit to Boston

Downtown Boston is less than 10 miles away down Interstate 93, though travel time will vary widely depending on traffic. Winchester Hospital is only a couple of miles away. While many residents rely on cars to get around, Massachusetts Bay Transportation Authority buses make stops along Main Street. Winchester’s nearest MBTA commuter rail station, the Winchester Center station, is about a mile away. The T reaches North Station in around 20 minutes. Boston Logan International Airport is 10 miles from home.

Looking ahead to business life on Main Street

Along Main Street, diners stop for a sandwich at Bill & Bob’s Roast Beef or enjoy the candlelight and authentic cuisine at Arancini Italian Restaurant. This North Main Street Corridor is a focal point in Winchester’s 2030 Master Plan. Zoning changes will encourage the development of a denser, mixed-use residential and commercial district, lined by first-floor storefronts, greenery and infrastructure that lends itself to walkability and public art. Ultimately, the area is set to be a gateway to the quaint, walkable strip of shops and restaurants that form Winchester's central business district just down the road. Whole Foods and Stop & Shop are less than a mile away for groceries.

Horn Pond Brook flood zone

After unusually heavy rain, Horn Pond Brook may flood. While most of North Main is not near this flood zone, buyers should still consult maps to understand their potential risk and need for insurance.
