New home construction creates an allure for Stephenson
Stephenson was a rural and sleepy community just outside of Winchester, but the groundbreaking of the Snowden Bridge development in 2008 began to change that. It’s one of the largest new construction communities in Frederick County, and its homes sell at a fraction of what similar properties closer to Washington, D.C., typically cost. “I’ve had clients who lived here and moved to be closer to D.C., but they were getting outbid on homes in Northern Virginia, so they came back here,” says Theo Theologis, principal broker of Slones Real Estate. In 2016, Theologis went looking for an investment property in Snowden Bridge. When he realized he enjoyed the scenery and slower pace of life, Theologis moved to Snowden Bridge from the Washington area. Lower prices and less congestion attract Northern Virginia transplants and retiring Northeasterners, and Snowden Bridge is also a landing spot for people employed by ValleyHealth Winchester Medical Center and the Procter & Gamble plant in West Virginia, says Theologis, the top Realtor in Snowden Bridge.
New builds in Snowden Bridge, small homes in the countryside
Snowden Bridge has been developed in multiple phases since 2008, with construction continuing today. Brookfield Residential and Van Metre Homes are the community’s two builders, constructing Arts and Craft and colonial-inspired single-family houses and townhouses. Homes in Snowden Bridge are built close together, typically on lots of a quarter acre or less. Single-family homes vary from $410,000 to $700,000, and townhouses cost between $335,000 and $470,000. Less than 5 miles away, the same builders behind Snowden Bridge are constructing Hiatt Pointe at Snowden Bridge, a future active adult community slated to have hundreds of homes. Snowden Bridge Boulevard will eventually connect Hiatt Pointe and Snowden Bridge. As Snowden Bridge links to another community and attracts retail development to the area, its name becomes recognized well beyond the confines of the neighborhood. “At this point, Snowden Bridge is the name of an area, not just a development,” Theologis says. Outside of Snowden Bridge, small bungalows and minimal traditional homes sell between $210,000 and $330,000. Wherever a homebuyer goes in Stephenson, they’ll pay a lower property tax rate than that of the city of Winchester.Stephenson’s CAP Index Crime Score is 2 out of 10, lower than the national average of 4.
Career and technical education among highlights at Frederick County Public Schools
Snowden Bridge connects to Jordan Springs Elementary, which gets a B-minus grade from Niche. After fifth grade, students can progress to C-plus-rated James Wood Middle and James Wood High, graded a B. High schoolers can take career-focused classes such as fashion marketing, technical drawing and auto body technology.

Recreation is clustered near the front of Snowden Bridge, home to a tree-shaded playground and bicycle track for kids. Next door, the clubhouse is attached to a swimming pool with a water slide and an indoor sports complex housing a basketball and tennis court. Outside of Snowden Bridge, Little League teams play games at the community’s Stonewall Park, home to four baseball fields and a tee-ball field. A mile north of Stephenson, hundreds of thousands of people visit Clearbrook Park every year to fish its small lake, play pickleball and compete in rounds of disc golf.
Barbecue in Stephenson and shopping in Winchester
Stephenson has few businesses of its own. At lunchtime, cars fill the parking lot of Jordan Springs Market, which has gas pumps out front and a barbecue smoker in the back. Inside, rows of barbecue competition awards and tables line one side of the store, with drink coolers and shelves of snacks on the other.
About a mile outside of Stephenson, the Rutherford Crossing shopping center broke ground around the same time as Snowden Bridge. Today, Target, Lowe’s Home Improvement and several chain restaurants fill the retail plaza. A half-mile walking mall in Old Town Winchester takes pedestrians past restaurant patios, busking musicians and windows that peer into boutique shops.
Home of the Frederick County Fair
The Frederick County Fair comes to the area on the last Monday of every July, kicking off several days of events, from tractor pulls and demolition derbies to animal shows and rodeos.
Houses of worship include Muslim community center, Burnt Factory Church
Members of Winchester’s Muslim community worshipped in an office and then a garage before establishing the Muslim Community Center Winchester Area in Stephenson in 2008. Meanwhile, Burnt Factory Church traces its presence in the community to the early 1800s. The Methodist church has gathered in the same brick sanctuary since 1928.
Three highways connect Stephenson and the rest of Frederick County
Virginia state Route 761 runs east to west through the community, with U.S. Route 11 and Interstate 81 on the west end. The latter two highways connect to Winchester and stretch throughout the western side of the state. Many locals commute to Washington, about 75 miles away, or Northern Virginia employment hubs such as Tysons and McLean, each about 65 miles away.
