Clear waters and community spirit in Windham
The clear waters of Sebago Lake border Windham, a former farming community about 12 miles from Portland. Now, the town features a bustling shopping district with major retailers a short drive from homes that sit on at least an acre of land. While they live far apart, Rachel Davis, a licensed broker with The Masiello Group at Better Homes and Garden Real Estate, attests that the community is very close. When she moved to a different part of town, she needed help getting situated and turned to a local Facebook group. “I didn’t know where to get sand and salt for the driveway, and the people on the Facebook page let me know it was behind the fire department,” Davis says. “All the people in the community help each other.” This celebration of each other is further reinforced every year at the town’s Summerfest, where neighbors can nominate a resident they feel best captures the theme “Bring Unity to the Community” to be the event’s Grand Marshall.
New conservation area and archeological finds
As part of the Lakes Region, it is no surprise that folks can spend their days on the water, often heading to Dundee Pond or Little Sebago Lake. “Boating and fishing and swimming, all that stuff is part of the fabric of what people do in town,” says Roger Cropley, Windham’s director of communication. In the winter, people trade their paddles for ice skates and snowshoes. The town is also a popular snowmobile destination, with about 15 trails managed by the Windham Drifters Snowmobile Club. The East Windham Conservation Area opened in May 2024, becoming part of the largest conservation corridor in southern Maine and joining the ranks of the many preserves, such as the Black Brook Preserve, in town. The conservation area borders Little Duck Pond, where the Maine Historic Preservation Commission completed an archeological survey that suggests the area was, at one point, a hunting and exploration camp for Native Americans. “There were artifacts, like an axe, dating back 4,000 to 9,000 years ago,” Cropley says. Locals can also visit the Windham Library, which hosts monthly book clubs and author visits for its patrons.
Dundee Park is a scenic and pristine area located along the Presumpscot River near Windham.

Tall spruce and pine trees decorate much of the town, with small roads splitting off the highway and leading to homes on at least an acre of land, while residents in the center of town can see their neighbors from their windows. Windham High students complete capstone project
The Windham Raymond School District, also known as Regional School Unit 14 (RSU 14), serves the town. Students can complete kindergarten through third grade at Windham Primary School before heading to Manchester School for fourth and fifth grade. Both earn a B-minus from Niche, and Windham Middle School receives a C-minus. Before graduation, students at the C-rated Windham High School must do a capstone project that combines independent research and community service.

Big box stores around Windham Mall
Locals can start their morning at Pop’s Place, which Cropley says “serves delicious breakfast and a spot-on cinnamon roll.” They can enjoy dinner at the award-winning Rustler’s Steak House, named the best sit-down restaurant in town by The Windham Eagle. Corsetti’s Market serves pizza and subs, which people can sit down and eat or take home. With a busy shopping district in the north, it’s clear why Davis says, “Windham is like a little metropolis. We don’t have to go to Portland for anything.” Shaw’s, Walmart and Lowe’s are across the street from the Windham Mall, which includes big box stores such as Home Depot and regional chains like Hannaford and Sherman’s Books. At Smitty’s Cinema, also in the mall, friends can watch a movie while eating movie-themed dishes, such as the Wizard of Mozz Sticks or the Love Me Tenders. People can find locally grown produce at the Windham Farmers Market, held every Saturday morning from May to September.

Residents celebrate community at Summerfest
Every June, the town congregates on the Windham High School campus for Summerfest, a celebration with live music, games, food and vendors. The festival kicks off with a parade led by the Grand Marshall and ends with a colorful fireworks display. There are plenty of other opportunities for people to come together, including the Summer Concert Series at Dundee Park, where folks can enjoy a free show every Wednesday in July.
Major routes connect Windham to Portland
Windham is car-dependent, with both U.S. Route 202 and 302 making it easy for drivers to get to Portland, about 12 miles away. The town is working on both car and pedestrian improvements, including increasing the number of crosswalks and push-to-cross buttons, with the 21st Century Downtown Plan. Residents can fly out of Portland International Jetport, about 11 miles away, and the nearest emergency room is at Maine Medical Center, about 10 miles away.
