Prairie Song, which lies just north of Windsor Lake and the small-town charm of downtown Windsor, is a modern, master-planned community with private amenities and panoramic views of the snow-capped Rocky Mountains. Surrounded by wide open spaces and farmland, the neighborhood has a secluded feel while being less than 10 minutes from Main Street shops and restaurants.

The local housing market and price points

Houses in Prairie Song were built from 2024 to 2026, with new developments currently underway. Ranch-style homes, craftsman-inspired builds and Colonial Revivals make up the architecture in the neighborhood, and most homes sit close together on lots ranging from 5,000 to 9,000 square feet. Fenced-in back yards and attached garages are also common. Some houses, on the south side of the community, have spacious lots of over half an acre. Seven different builders have constructed homes in the community, providing variability while maintaining a cohesive architectural scheme. Homes start in the mid $400,000s and reach up to $1.5 million, with prices increasing alongside square footage and property sizes.

Community amenities and planned developments

Prairie Song Park lies in the center of the neighborhood, with a large playground and picnic tables. Set to open in 2028, The Nest is a planned community lifestyle center that will include a large outdoor pool with a slide and a fitness center, as well as a restaurant and bar.

Outdoor recreation with lakeside views

Paved trails wind through the area, connecting locals to neighboring residential pockets and parks. Windsor Lake is around 2 miles south, with Boardwalk Park home to a sand beach, open field space, a playground and a bandstand. The paved Windsor Lake Loop Trail spans over 2 miles along the lake’s perimeter and can take walkers to the Windsor Lake Dog Park along the northern shoreline. Nearby, the Windsor Community Recreation Center has tennis courts, a large pool with a lazy river, a fitness center and an indoor track. The recreation center also hosts over a dozen sports leagues, from youth volleyball to adult softball.

The nearby community of RainDance is known for its outdoor recreation options. The neighborhood is around 4 miles south of Prairie Song and is home to a water park, a nationally renowned golf course and a seasonal ski hill. “You don’t have to live in the neighborhood to have a membership in its recreation areas,” says June Lemmings, an associate broker with Keller Williams Top of the Rockies who has experience selling in the area. The expansive Horsetooth Reservoir lies around 15 miles west at the base of the Rocky Mountains and is popular for hiking, boating and camping.

Windsor and Centerra shopping and dining

Main Street, in Windsor, is the go-to area for shopping or a meal out. Some options include:

  • Hearth Restaurant and Pub, for burgers and wood-fired pizza
  • Windsor Lake Coffee, which serves baked goods and sandwiches
  • My Favorite Things, with vintage goods and antiques
For groceries and household essentials, King Soopers and Safeway are both a few miles west down Main Street. “Centerra is another popular area for shopping and dining, just a few miles away,” says Lemmings. Centerra Marketplace has department stores and chain eateries.

Location and commute

Highway 257 borders the neighborhood to the east and can take drivers 2 miles south to downtown Windsor. Interstate 25 is a few miles west, providing direct routes to both downtown Denver and Cheyenne, Wyoming. The Poudre Express Bus provides services to Greeley and Fort Collins. For long-distance travel, Denver International Airport is roughly 60 miles south.

The highly rated Weld Re-4 School District

Local families are served by the highly rated Weld Re-4 School District. Many students attend the nearby Grandview Elementary School before heading to Windsor Middle School. Windsor High School is known for its career-based curriculum, with a career and technical education program offering industry relevant courses in areas like agriculture, drafting and design and business and marketing. The high school also partners with nearby institutions like Front Range Community College and Colorado State University for its concurrent enrollment courses. Private and charter schools like Saint John II High School and Windsor Charter Academy are also close by.
