Fast-growing community near Winton-Salem’s city limits
Just a few miles east of Downtown Winston-Salem, Broadbay Heights-Stewart Gardens is a neighborhood riding a wave of growth. Originally developed around the 1950s, the community is seeing construction crews once again. “Everything in Winston-Salem is growing so quickly, and that area is next,” says Michelle Coyne of Glenwood Homes, who has sold over 90 properties in this part of the city. “The west side of town is crowded, so people who want a little bit more space are starting to move to this area.” The neighborhood is home to a nearly equal mix of renters and owners enjoying quick access to some of Wintson-Salem’s most unique green spaces, such as The Quarry at Grant Park. Broadbay Heights-Stewart Gardens also has an industrial hub featuring about a dozen employers in various industries, from HVAC to manufacturing. Potential buyers should note that the neighborhood has a CAP Index crime score of 7 out of 10, compared to the national average of 4.
Craftsman, Ranch-style homes and new construction on quiet roads
Homes built between the 1950s and today rest on narrow, unmarked streets, sometimes lined with sidewalks. Yards are spacious, modestly landscaped and shaded by mature oak trees. Red-brick ranch-style homes with small front porches are most common. These homes typically have driveways that lead to carports or attached garages. Other home styles are available, from small cottages and bungalows to larger split-levels and Craftsman designs. Newly built homes are also popping up. “The houses are affordable, but that also means there will be a lot of investors moving into the area,” Coyne says. Prices range from $100,000 to $275,000, with most homes selling for around $175,000.

Sedge Garden Park offers fun for kids and adults
Sitting just east of the neighborhood is Sedge Garden Park and Community Center, featuring a pirate-themed playground and a splash pad. The community center keeps adults active and children entertained with a packed calendar of programs and events, such as children’s cooking classes and beginner-friendly pickleball. “Pickleball is huge here,” says Carolyn Esterly, a Realtor with Re/Max Preferred Properties, who lives nearby in Kernersville. She says Salem Lake is one of the area’s popular outdoor attractions. “It's the big reservoir around here. There is a 7 ½ mile walking trail that loops around the lake.” The city’s “Night Paddles” event offers residents a chance to kayak, paddleboard or canoe under the stars. The Quarry at Grant Park is another nearby kayaking spot that offers various walking and hiking trails with scenic views. Reynolds Park features an 18-hole public golf course.

Southeast Plaza is the neighborhood shopping center
Southeast Plaza features Dollar Tree, Walgreens and a mini-mall filled with small businesses. The shopping center also hosts two entertainment venues: Rincon Latino Event Center, popular for hosting quinceañeras, and Mansion Nightclub. Carniceria El Rey is a locally-owned butcher shop known for its hand-cut meats and specialty seafood options. The closest national grocer, Food Lion, is less than 3 miles west. More familiar retailers like Walmart Supercenter and Target are in the town of Kernersville, roughly 6 miles east. Neighborhood restaurants dot Kernersville Road. Hanes Magnet School inspires the next engineers
Hall-Woodward Elementary sits a block from the busy Kernersville Road and is surrounded by trees. The school earns a C-plus from Niche and is partially named after Kathleen Hall, a longtime educator who was the first teacher in Winston-Salem/Forsyth County Schools to have a school named after her. Hanes Magnet School offers sixth through eighth grades. Earning an A-minus, the school features a STEM-focused curriculum and offers a pre-engineering program. Robert B. Glenn High receives a C-plus and features Interact, a service club where students give back to the community through various projects, such as collecting supplies for the homeless. The neighborhood has quick access to Interstates 40, 74 and 285, connecting Winston-Salem to destinations like Piedmont Triad International Airport in Greensboro. Winston-Salem Transit Authority bus stops line Waughtown and Reynolds Park roads for rides into Downtown, about 5 miles away. Reynolds Park Road is one of several bike-friendly streets in the area that connects to Salem Creek Greenway and Waughton Greenway for miles of biking through dense forest.
