Brookwood is a small residential and commercial neighborhood that borders Route 311 to the east and the Smith Reynolds Airport to the north. “It’s known for being the home to the Delta Arts Center,” says a local Community Leader. “The area also gives people easy access to the Winston-Salem Preparatory Academy. The townspeople are mostly blue-collar.” The average cost of housing in Brookwood is significantly below the Winston-Salem market average, making the neighborhood relatively affordable. The community is located 2 miles from downtown Winston-Salem, which was ranked as the 46th best place to live from the U.S. News & World Report in 2021.

Red brick bungalows

With an average price of $185,000, the housing market in Brookwood is significantly more affordable than the area average. Mature foliage stretches into the skyline of the neighborhood, providing shade cover for the extensive sidewalks of the town. Single story cabin-style bungalows are common, with many houses featuring colonial ornaments and front porches. Most homes are sold in a price range of 90,000 to $250,000, with many properties closing for less than six figures. A recently sold single-story brick house closed for $153,000 and is representative of the area average.

Magnet schools

Brookwood is part of the Winston-Salem/Forsyth County school district, which provides residents access to several top-rated magnet schools. The John W. Paisely Magnet School is a combined middle school and high school that features an innovative robotics curriculum taught by NASA-trained professionals. Paisely picks up a B rating on Niche. Ashley Elementary is conveniently located right next door to Brookwood and scores a C on Niche. The school teaches 331 students in Pre-K through 5th grade and boasts a 12 to 1 student-teacher ratio. Winston-Salem Preparatory Academy teaches grades six through 12 and earns a C rating on Niche. Carter High School is a small public school located just outside of the neighborhood’s boundaries and teaches about 130 students. J.F. Kennedy High School is a large public upper school located just across from route 52 and scores a C-plus on Niche.

Soulful southern cuisine

Food lion is in the southeast corner of the neighborhood and is the preferred grocery store for most residents. The Delta Arts Center is located within the town and features public arts exhibits. Winston-Salem is the birthplace of crispy cream donuts and features a trendy downtown restaurant scene. The cuisine of the region specializes in soul food and Carolina-style barbeque.

Winston Lake Park

Parks are limited in the neighborhood itself, with only Fourteenth Street Park being located within the borders of Brookwood. Nearby Winston Lake Park is a major attraction in the area. The lake is small and stocked with fish; many parents enjoy teaching their children there to learn the basics of fishing. Nearby Winston Waterworks Water Park is a public swimming pool that uniquely features a lazy river and water playground. The two parks are located 1 mile east of Brookwood.

Employment in Winston-Salem

Brookwood is conveniently located near three major hubs of transportation. U.S. Route 52 on the west provides transportation to Charlotte, North Carolina, via an 80-mile drive to the south. Route 311 is just south of the neighborhood, and the Smith Reynolds Airport is just north. Winston-Salem is home to Wake Forest University, which enrolls almost 9,000 students. The public school system is a major employer, as is Wells Fargo and Hanesbrands clothing. The largest employer is the healthcare system, with Atrium and Novant Health systems collectively employing almost 30,000 residents.
