COVO Realtor Sarah Katsamas, who’s been a Winston-Salem local for more than 30 years, says that pockets of this neighborhood are quite new. "And by new, I mean from the early 2000s." Funte agrees. One of her recent listings was built in 2007. “It’s a lot newer than the homes in the surrounding area,” she says. 1920s Minimal Traditional cottages and midcentury brick ranch-style homes fill out the rest of the neighborhood, alongside the occasional 1990s apartment or condominium complex. Prices for Caroline Village-Janita Lakes’s single-family homes start at around $175,000 and can climb to $300,000. On average, they go under contract in less than 25 days. That’s more than 20 days faster than the national average days-on-market. Funte says that homes on the private lakes hidden throughout the community sell even faster. “There’s a series of lakes around here, which owners can use for fishing if they stock them, or kayaking. Youngsters between preschool and sixth grade go to Griffith Elementary and Flat Rock Middle, both of which earn C-plus grades from Niche. Flat Rock Middle is an International Baccalaureate Middle Years Programme candidate school. Parkland High, an authorized IB World School, earns a B-minus from Niche. All three schools are located within just 4 miles of most homes in the neighborhood, but Griffith is the closest. Less than 3 miles west of home, Hobby Park offers a laundry list of amenities, including a reservable picnic shelter with seating for more than a hundred people and a catch-and-release-style fishing pond. There’s a soap box derby track, a paved and striped downhill strip where miniature car builders can race their creations. “We’ve also held slalom skateboard events there, including the U.S. national championships,” says Bobby Hege, the Lakes & Special Use Facilities Supervisor with the Winston-Salem Recreation & Parks department. But he says the heaviest traffic in the park is on the wooded trails, which draw mountain bikers and cross-country runners from around town. “We have a bicycle race through the woods every year, along with a running race,” he says, referring to the annual Racing in the Woods biking event and regular Hobby Trails footraces. "The majority of the residents do their shopping at Hanes Mall Boulevard and Stratford Road," says Katsamas. The two business corridors are about 4 miles northwest of Caroline Village-Janita Lakes, and feature big-box staples like Costco, Sam’s Club and Academy Sports & Outdoors. Hanes Mall, the city’s only indoor mall, anchors the north end of the district. And just 2 miles east of home, Peters Creek Parkway is lined with a smattering of nationally recognized retail and restaurant chains, too, from Walmart Supercenter and Lidl to Chick-fil-A and Subway. “Winston is growing farther south, so a lot of those places are newer,” says Funte.Drive miles in minutes on main thoroughfares close by
Funte says the more than 7-mile drive northeast into downtown takes about 15 minutes via Ebert Road and Peters Creek Parkway, depending on traffic. Interstate 40 is about 2.5 miles north of the neighborhood, connecting residents west through the Hanes Mall Boulevard/Stratford Road business district and east to the Piedmont Triad International Airport and Greensboro. The nearly 27-mile drive to the airport typically takes less than 40 minutes.
