Industrial and residential areas merge
Forest Hills has deep roots in the tobacco industry. The community is less than 5 miles north of the R.J. Reynolds Tobacco Company’s headquarters in downtown Winston-Salem and was once home to one of the largest cigarette manufacturing plants in the world. Today, Forest Hills remains largely industrial. There’s still a Reynolds Tobacco manufacturing facility in the neighborhood, near facilities based in commercial enterprises ranging from pest control to metal fabrication. Realtor Clement Little of Allen Tate Real Estate, who has been working with clients in Winston-Salem for nearly 40 years, describes the residential section as “nice, quiet and safe,” noting that the homes are well-maintained. “A lot of them have been passed down from generation to generation, and then renovated with new appliances, flooring and things like that.” Mundy Realty Realtor Tannon Hardy adds that homes here are also sought-after for their location and price point. “It’s close to groceries and shopping, employers, Wake Forest University and US Route 52, which makes it convenient, but it’s also an area with a popular, and accessible, price point.”
Steady market, competitively priced homes
Less than 7% of Forest Hills is residential. Shady pockets of classic brick ranch-style homes, Craftsman bungalows and Minimal Traditional cottages peek from between busy commercial corridors. Most houses were built in the mid- to late-20th century. “I’d say there are two parts to the neighborhood. There’s an older section from about the ‘40s, with a lot of bungalows and two-story, traditional homes, and a newer section from about the ‘70s, with a lot of three-bedroom, single-story ranch-style and split-level homes,” says Hardy. “And it’s a good mix of homeowners and renters.” A total of 55% of residents rent their homes in Forest Hills, making 45% of properties owner-occupied. Realtor Cara Irvine of Re/Max Realty Consultants, who has worked with clients locally for more than two decades, says that prices here are lower than in the rest of the city. “You’re looking at anywhere from $116,000 to $254,000. And the days on market are varied—some properties sell after two days and some sell after 67 days.”
Easy access to bus stops and US Route 52
Winston-Salem Transit Authority bus stops are scattered at intervals along Indiana Avenue, a main thoroughfare running northwest to southeast through the neighborhood. Many stops are less than a mile from the residential pockets of the community. US Route 52 bustles by the east side of Forest Hills, making it easy to get around town by car, too. The not-quite-5-mile drive south into downtown can take less than 10 minutes via Route 52, depending on traffic. Smith Reynolds Airport is less than 3 miles east, separated from the neighborhood by Route 52. The public airport is used for general aviation, corporate aircraft, air cargo and air charter services.
Winston-Salem/Forsyth County grade schools; Wake Forest University
Between preschool and eighth grade, kids go to North Hills Elementary and Mineral Springs Middle, both of which earn C grades from Niche. Older students attend Mount Tabor High School, which earns a B-plus and offers a variety of extracurricular activities, including Army JROTC and clubs focused on topics from art to zoology. Wake Forest University is located less than 2 miles southwest of most homes. The private research university offers more than 50 majors to undergraduates, and its NCAA Division I athletics games draw fans from around the country. In 2023, Wake Forest became one of just seven schools in the Atlantic Coast Conference to win 10 or more national championships.
Close to University Plaza and Campus Gas
Hardy says most residents do their shopping on North Point Boulevard and University Parkway. At the corner where the two main thoroughfares meet, the University Plaza Shopping Center features a Food Lion and Burlington. Nearby, there are familiar favorite fast-food chains like McDonald’s, Popeyes and Subway. For food with a more regional flair, Campus Gas serves up casual diner-style eats and local beers on tap from off Polo Road. It’s within 2 miles of most homes, too.
Greenway, Bon Air and Piney Grove Parks
Near the south end of Forest Hills, Greenway Park offers a sunny playground surrounded by thick bands of trees and a shady walking trail, along with a covered picnic area. Bon Air Park is just a few blocks east. The smaller, shade-dappled park has a covered picnic table and a grill. Piney Grove Park is just a mile and a half west of most homes and features all kinds of amenities, from a cricket pitch, baseball field and playground to tennis and basketball courts. There are also several picnic areas and a classic playground, all connected by a winding walking trail. Locals can also attend exercise classes at the Brown & Douglas Neighborhood Center, nearby. The community center’s regular programming also includes lectures and seminars in subjects ranging from technology and mental health to religion.
Crime
At 6 out of 10, the CAP Index crime score for Forest Hills is two points higher than the national average. The CAP Index scores for sexual assault and assault with a weapon are 8 out of 10, also higher than the national average, which is 4 out of 10 in both categories.
