Rapid growth, deep roots on the north side of town
Georgetown-Beacon Hill is a collection of quiet subdivisions on Winston-Salem’s northwest side, nearly 10 miles from downtown. The area overlooks the historic Bethabara Park, known as the city’s birthplace, and is close to both established and up-and-coming shopping corridors. “As a city, Winston has grown and thrived in all sorts of ways recently,” says Alex Quate, a Realtor with Fathom Realty who grew up in Winston-Salem. “In areas like this, where there’s more land available, builders have come in and purchased the larger acreages for development. There’s been a lot of growth with shopping around here. You’re close to grocery stores, gas stations and tons of different dining options.” She adds that some builders have planned development on residential communities around here as far in advance as 2030. “Considering this particular area is a great way to break into the market for first-time homebuyers. It’s all about location and price, and this is definitely a location to watch for.”
A hot housing market
These quiet streets are lined with mid to late-20th-century Colonial Revival, Split Level and ranch-style homes. There are some early 2000s-era Traditional-style homes and even Modern Transitional-style new construction dotted around the area, too. “We’re in a housing shortage in Winston, and there’s a lot of new construction on the north side,” says Leah Pappas Martinez, a north Winston native and Realtor with Premier Group. Most established properties overlook spacious, well-maintained lawns shaded by oaks, pines and maples. “They’re not making more land, only building more houses,” says Quate. “And the home values tend to range between $230,000 and $280,000, which is a sweet spot for first-time homebuyers. To get the kind of land you get here, farther west toward Pfafftown, for instance, prices jump drastically.” She adds that most homes tend to sell in about a week. “But if something is priced well, or just a tad under-value, and is move-in-ready, it will go in two or three days.”

Parents and students love Hanes Magnet School in Winston-Salem.
High school health magnet program
Old Town Elementary earns a C-plus from Niche. Mineral Springs Middle and North Forsyth High both earn Cs. North Forsyth draws students from around the county for its Health Magnet Program. Wake Forest University’s Winston-Salem campus is less than 4 miles south of the neighborhood and offers more than 50 majors to undergraduate students.
Bethabara and Malloy Parks
Historic Bethabara Park is less than 2 miles south of most homes. Named for Bethabara, the first European settlement in the North Carolina Piedmont region, the park’s preserved 18th-century buildings feature living history and static exhibits. The surrounding grounds offer more than 180 acres of protected wetlands and walking/birding trails. Bethabara Park hosts all kinds of seasonal events, too, like the annual Apple Festival and Boo! at Bethabara celebrations in the fall and Christmas at Bethabara in December. On the north side of the neighborhood, there’s a playground and a seasonal splash pad at Nelson L. Malloy Park.

Big box shopping; food with local flair
On Reynolda Road, about 2 miles west, locals can pick up groceries and other everyday essentials at stores like Food Lion, Walgreens and La Victoria Grocery & Meat Market, a local Hispanic food shop. On University Parkway, about the same distance east, there’s a Walmart Neighborhood Market and a Target, too. The area is full of familiar favorite fast food and fast-casual chains but for a meal with more local flavor, residents can head closer to downtown. One of Quate’s favorite dining spots is the Piedmont Aviation Snack Bar, a mom-and-pop grill-style eatery at the Smith Reynolds Airport about 10 miles southeast. A little farther south, Quate also recommends visiting The Katharine Brasserie & Bar in the Kimpton Cardinal Hotel. The historic hotel was built in 1929 and served as the inspiration for New York City’s Empire State Building. “The Kimpton Cardinal gets a card for Mother’s and Father’s Day every year from the Empire State Building,” says Quate.

Increased convenience to come
Most Georgetown-Beacon Hill homeowners are drivers, but for those who’d rather take the bus, Winston-Salem Transit Authority provides stops on main roads nearby. “If somebody has a commute, whether it’s to Greensboro or a different part of Winston, they can easily hop on Interstate 74 from here and get where they’re going,” says Quate. The 36-mile drive east to Greensboro can take as little as 40 minutes, depending on traffic. The 10-mile drive downtown takes less than 15 minutes. "The city is building a beltway that will make downtown Winston, Huntersville and Greensboro even more accessible to north side residents," Pappas Martinez says. The project, which will connect US Route 158 to Interstate 74, began in 2014 and the completion date is still TBD.
