An established and revitalizing northside enclave
Montview-Ogburn Station is minutes north of downtown Winston-Salem and overlooks myriad amenities. Realtor Vicky Aceveda of Alemay Realty says its location and proximity to schools, parks, shopping and restaurants is a large part of its appeal. “There’s just a lot of variety around here. I’m from California, and when I moved here in 2015, I felt it was very, very country. But a lot has changed since then and I’ve really grown to like it. There are a lot more restaurants and stores, but you’re still only 15 minutes away from downtown and only 15 minutes away from Rural Hall. It’s a wonderful, up-and-coming spot right in between.” Sue Kent, a Realtor with Leonard Ryden Burr Real Estate who has worked with clients locally since 2010, agrees. “It’s transitioning. It’s an older part of town, but the beltway is coming through, and that will make a big difference in terms of livability and commuting,” she says, referring to the city’s Northern Beltway project. Construction of the beltway started in 2014; when completed, it will connect US Route 158 to Interstate 74 in an arc from southwest of town to southeast of town.
Competitive prices for established and brand-new construction
“The possibility of buying something new is what draws a lot of people here. This part of the city has older homes, but there’s a lot of construction in the area,” says Kent. Indeed, while many of Montview-Ogburn Station’s winding, shady residential streets are lined with Minimal Traditional cottages, Craftsman bungalows, split-level and ranch-style homes built between the ’30s and ‘80s, there are an increasing number of new builds. Kent says this neighborhood is relatively affordable compared to other parts of town, especially for first-time homebuyers. Acevedo agrees, adding that prices here hover close to the $200,000 mark. Typically, the neighborhood’s 20th-century single-family homes sell for between $185,000 and $250,000 while the 21st-century builds start at a little more than $250,000 and can go up to more than $290,000. “There are a lot of rentals, but recently a lot of the homes have been renovated,” says Acevedo. Currently, about half the neighborhood’s residents rent their homes.

Local restaurants and retailers galore
North Patterson Avenue, the main thoroughfare that runs along the community’s west side, is lined with car dealerships, auto shops and warehouses. The main road is also home to the local Food Lion, which is just south of most homes. Nearby, off North Glen Avenue, residents can pick up fresh fish/seafood, and popular cuts of beef, poultry and pork at Ogburn Station Meat Market. The family-owned butcher shop has been a local staple since 1975. A few blocks away, Taste of the Triad serves up authentic Southern soul food like collard greens and turkey necks. Pulliams, not much farther, has been known for its simple menu of barbecue and hot dogs since 1910. “There’s a lot of Hispanic restaurants and stores around here as well,” says Acevedo. “La Victoria is a Mexican grocery store close by here, and it’s so authentic. And one of my favorite restaurants is Los Primos, or ‘The Cousins.’ It’s a pizzeria, because the family who runs it came from New York, but they’re also Salvadoran, so they serve pizzas and Salvadoran food. It’s a unique, fun combination.” Los Primos Restaurant & Bar and La Victoria are both just a few miles west.

Three academies of study at Carver High
Mineral Springs Elementary and Mineral Springs Middle are both conveniently located within 2 miles of most homes in the neighborhood, off Motor Road. The elementary earns a C-plus from Niche while the middle school earns a C. Carver High School is about 3 miles southeast of most homes. Iterations of Carver have served Winston-Salem students since it was established in 1936, originally an African American school for all grade levels called Carver School. Today, the high school earns a C from Niche and offers three National Academy Foundation programs: the Academy of Hospitality & Tourism, the Academy of Information Technology and the Academy of Aviation, Drone & Emergency Technology. Wake Forest University is about 4 miles west of the neighborhood. The private research university offers more than 50 majors to undergraduate-level students.
Mineral Springs Elementary is a part of the Forsyth County School System.
The Mineral Springs Middle School in Winston-Salem serves just over 700 students.
Carver High School in Winston-Salem was originally for all grade levels now grades 9-12 attend.

Mineral Springs Pool; Oak Summit Park; Maple Chase golf
In Jerry King Park, locals can cool off at the Mineral Springs Pool. It’s on the northeast side of the neighborhood, off Ogburn Avenue, within a mile of most homes. Like all public pools in Winston-Salem, Mineral Springs Pool offers free swim lessons for city residents ages six months and up. Oak Summit Park, in the northwest corner of Montview-Ogburn Station, has dryland recreation options, from sports fields and courts to a nearly quarter-mile walking trail. There’s also a playground and a covered picnic area. “Maple Chase Golf and Country Club is close by, too,” says Acevedo. The private club has been around since the ‘50s and offers an 18-hole championship course, pool, restaurant/event venue and a recently renovated clubhouse. “It’s definitely on the higher end, price-wise,” says Acevedo, referring to the cost of membership. “But it’s a nice amenity on this side of town, it’s a fairly big draw to golfers.”

Quick commuting around Winston-Salem and beyond
Catching the bus around town is easy with Winston-Salem Transit Authority stops lining main thoroughfares in and around the community. Several stops on Motor Road and Patterson Avenue are within a mile of most homes. US Route 52 runs north-south along the west side of Montview-Ogburn Station, parallel to Patterson Avenue. Downtown is about 5 miles southeast, a drive that can take between 10 and 15 minutes via Route 52, depending on traffic. Smith Reynolds Airport is on the south side of North Liberty Street, within a couple miles of home. The public airport is used for general aviation, corporate aircraft, air cargo and air charter services.
