Winston-Salem is investing in North East Winston
Southern Baptist churches and soulful murals line the streets of North East Winston. Less than 3 miles from downtown Winston-Salem, this highly diverse community is in a period of transition as the city works to demolish a large public housing complex and build new apartments. “It’s up and coming,” says Renica Hamilton, a Realtor with Keller Williams One who’s been selling homes in the city for over 7 years. She adds that the neighborhood has an active market for investment properties. “It has quaint, well-established homes. Some are being flipped for Airbnb and student housing,” says Hamilton, referring to Winston-Salem State University, a historically Black university, about 2 miles away. Along with its historic homes, the neighborhood features several city parks and is close to the highway.
Early 20th-century homes for less than the metro area average
Mature trees stand tall over North East Winston’s single-family homes, primarily built in the first half of the 20th century. These cottages, Craftsman bungalows and ranch-style homes rest on wide streets lined with sidewalks. Small front yards are modestly landscaped and often framed by retaining walls or short fences. Most properties offer on-street parking only. However, some feature driveways and garages. Average home values here are well below the Winston-Salem metro area average of nearly $300,000. Prices range from $40,000 to $235,000. Potential buyers should note that some homes sit close to U.S. Route 52. A thin line of trees provides some buffer for highway noise.
The Choice Neighborhood Initiative aims to help renters and homeowners
A new master-planned community is being built in North East Winston to replace the city’s aging public housing complex, Cleveland Avenue Homes. According to the Choice Neighborhood Initiative plan, about 400 new apartments will be built, along with playgrounds, tot lots and open green space. Construction is happening in phases, with the project expected to be complete in 2027. Along with the new development, there’s also a home improvement program to help residents on the far east side make needed repairs to the exteriors of their homes. The Choice Neighborhood Initiative is partially funded through a $30 million grant from the United States Department of Housing and Urban Development.
