As Interstate 40 meets I-285 in Winston-Salem, they wrap around the small neighborhood of South Park. Named after the city park in its center, South Park draws in buyers for its highway access, lower-than-average home prices and convenient location. “It’s just on the outskirts of downtown,” says Emily Phipps, a Realtor with Keller Williams Realty, who’s been selling homes in the area for 19 years. “It’s ideal for first-time home buyers or potentially someone who wants to downsize. You get some land, too. A quarter-acre is about the norm.” Like many South Winston-Salem communities, South Park has experienced economic challenges. The median household income here is $27,619, significantly below the national average of $70,961.

South Park’s wide streets form a grid, often climbing up and over steep hills. Homes primarily built from the 1950s to the present have about 1,000 square feet of living space. Ranch-style homes and Craftsman bungalows are most common, sharing blocks with cottages and a few Colonial Revivals. Front yards are spacious and minimally adorned with flowering shrubs and mature shade trees. Most properties have short driveways that lead into carports or attached garages. Prices typically fall between $100,000 to $275,000. Phipps says the market moves quickly in South Park due to low inventory. “On average, things are selling within a few days if they show well and are priced appropriately.” The neighborhood receives a CAP Index crime score of 6 out of 10, compared to the national average of 4. However, South Park has a higher-than-average risk for violent crime.

Parkland High School sets a fast pace
Konnoak Elementary receives a C-plus from Niche. The magnet school focuses on inquiry-based learning and is seeking authorization to offer an International Baccalaureate program. Konnoak Middle, a STEAM magnet school, gets a C. Formerly Philo-Hill Magnet Academy, the building is being renovated and will reopen with its new name in December 2024. For now, students are learning in the neighborhood at Main Street Academy, which hosts Winston-Salem/Forsyth County Schools' alternative school. Parkland High earns a B-minus. Home of the Mustangs, the high school boys’ track and field team has received national attention since member Antwan Hughes Jr. set a record as the fastest 16-year-old in the country at the 2022 Junior Olympics. Nearby private options include the unrated Our Lady of Mercy Catholic School and the A-plus-rated Salem Academy, an all-girls boarding high school.

One Winston-Salem Transit Authority bus route passes through the neighborhood, stopping along South Main Street, which is lined with bike lanes for rides into Downtown Winston-Salem, about 3 miles north. Piedmont Triad International Airport is roughly 25 miles away.
