This aptly named Winston-Salem enclave offers all the convenience Southside is known for at a competitive price point. In fact, its location and prices are two of the primary reasons South View appeals to homebuyers, according to Realtor Brian Sprinkle, owner of KB Realty and a Winston-Salem local. “It’s in the southern part of Forsyth County, and that’s nice because you’ve got a lot of shopping and restaurants close by. And in general, the south side of Winston-Salem is on the more affordable end of the price spectrum.” Mark Smith, a Realtor with Leonard Ryden Burr Real Estate, who’s been working with clients in the area for seven years, agrees. “There aren’t many places where you can find a three-bedroom, two-and-a-half bath with a two-car garage for $250,000,” Smith says. “It’s a neighborhood where people can put down roots and not go broke in the process.” Winston-Salem native Jackson Faude, a Realtor with Keller Williams Realty Elite’s TB Realty Team, adds that South View’s location in the city is uniquely convenient in terms of everyday conveniences. “You’re just close to places to eat and places to buy things, it’s that simple.”
Southside suburbia
South View homes represent decades between 1930 and today, from Minimal Traditional cottages and classic ranch-style homes to modern Traditional and Craftsman-inspired builds. Faude describes the sections teeming with closely spaced new construction as “tract home developments” with very “cookie-cutter” architecture. “Imagine you’re grilling out on the lawn two houses down with 16 other neighbors,” he says. “It’s extremely traditionally suburban.” The neighborhood’s CAP Index crime score is 3 out of 10, lower than the national average of 4. Beyond its quiet suburban atmosphere, Sprinkle says it’s the home prices that appeal the most to the clients he’s worked with in this area. Most homes sell for between $175,000 and $350,000. “They’re very reasonably priced. If you go into the West End or into the Ardmore areas north of here, the prices are going to jump significantly.”

Griffith Elementary and Flat Rock Middle both earn C-plus grades from Niche. Flat Rock Middle is an International Baccalaureate Middle Years Programme candidate school. Parkland High, an authorized IB World School, earns a B-minus from Niche. All three schools are less than 6 miles from most homes in the neighborhood, but Griffith and Parkland are the closest, each under 3 miles northwest. Flat Rock is farther afield, at more than 5 miles southwest.

Minutes from big box retailers, fast-food and the downtown dining scene
Sprinkle says that the nice thing about South View, and the south side of town in general, is the proximity to restaurants and “big box brand” shopping along Stratford Road and Hanes Mall Boulevard. The bustling business district is about 7 miles northwest. The drive there can take as little as 10 minutes, depending on traffic. But Smith adds that residents can “stay in a 2 or 3-mile radius” for things like groceries and other everyday essentials. There’s a Lidl, a Walmart Supercenter and a Lowe’s on Peters Creek Parkway just 2.5 miles west. Scattered nearby, there’s a smattering of familiar favorite national chain eateries, including Hardee’s, Subway and Chick-fil-A. For food with more local flavor, Faude recommends going to West End Café. “It’s one of those places where you walk in and know like 19 people. It’s one of the most consistently good restaurants I’ve ever eaten at in my entire life.”
Delicious pastries can be found in one of the smaller shops near South View.
Just outside South View Walmart is the most convenient place to shop.
South View shoppers can visit the Food Lion close by to get their groceries.

Waterfront and dryland activities nearby
Parkland Park, off Brewer Road a few miles north, has a classic playground, a row of fully fenced tennis courts and a sunny baseball/softball diamond. Two walking trails meander around the park, too. The long loop stretches a third of a mile and the short loop runs just 975 feet. Southside Library overlooks the north end of the park. Once a month, on Monday evenings, the Southside Book Club meets there to chat about novels. Weston Park is a few miles east, across Interstate 285, and offers a playground, a baseball/softball field and courts for basketball and tennis lovers. There’s even a cricket pitch. “The Salem Lake area is close, too, which is great for people who like to ride bikes or go hiking or fishing,” says Sprinkle. The waterfront is a little more than 8 miles northeast of South View, a drive that takes about 15 minutes via I-285, depending on traffic.
In easy reach of Interstates 285 and 40
Interstate 285 and South Main Street run parallel to each other along the east side of the neighborhood, connecting residents north to downtown. The 6-mile drive only takes about 10 minutes via either main road, depending on traffic. “This is an ideal location because it’s only about 3 miles from Interstate 40, too. And Winston-Salem, as a whole, is very easy to get around. You can get pretty much anywhere in about 20 minutes. Even with a population of 350,000, it’s very easy to move around, that’s why I like living here,” says Faude.
