In a city known for its lakes, North Winter Haven stands out. The neighborhood is home to nine lakes of varying sizes, and it borders the largest lake in the Winter Haven chain. The defining feature of the city’s lakes is that many are connected by a system of locks and canals, which allows unique access to outdoor recreation. Residents enjoy leisurely suburban living in a natural setting with a variety of housing options, while also being conveniently located to local amenities and attractions.

A mix of new development and establish homes concentrated around lakes

North Winter Haven offers everything from condos and townhouses to an array of single-family options. “There’s a lot of new construction, and you have older homes one the lakes and surrounding the lakes,” says Patricia de Graaff of Re/Max Heritage Professionals, who sells homes throughout the area. In addition to waterfront homes in different sizes and styles, offerings include 21st-century contemporary homes, cottage-style homes and ranch-style and other midcentury homes. Prices typically range from about $165,000 to around $750,000. Acreage properties and lakefront estates can list for $1 million and up. Older homes tend to offer larger lots and more natural surroundings, while newer homes are typically built closer together in more walkable subdivision settings. This far inland, the risk of flooding is low, but homeowners should be aware that insurance rates are likely to be affected by the high risk of wind damage during hurricane season.

Residents enjoy easy access to lakes in and around the neighborhood

North Winter Haven is not your typical lakefront community, as boaters are not confined to a single lake. Residents who live on the water can walk out to their backyards, hop in their boats and travel among the city’s lakes, in and out of the neighborhood. Lake Hamilton, the city’s largest lake, is adjacent to the neighborhood and can be accessed from seven of the lakes in North Winter Haven. The lakes are a haven for boaters, and those who do not live on the water can take advantage of a neighborhood boat launch at Lake Hartridge Nature Park. “There are a lot of people who like fishing, and Winter Haven is known for its water skiing,” de Graaff says. “It’s very, very popular here. They have shows on Saturday afternoons on Lake Silver, which is a little farther south. Residents enjoy the lake lifestyle.” Golfers don’t have to leave the neighborhood to play 18 holes at Willowbrook Golf Course next to Lake Fannie. The Winter Haven Recreation and Cultural Center is another neighborhood destination. State-of-the-art renovations are underway at the amenities-filled community hub.

Port 27, Downtown Winter Haven offer restaurants and entertainment

The neighborhood is mostly residential, but it is adjacent to one of the city’s newest destinations, on the shores of Lake Hamilton. “Port 27, that’s kind of the place to be,” de Graaff says. “You have restaurants there and entertainment there.” The popular gathering place features stores, artisanal shops and several eateries. It hosts a regular calendar of events, including live music, move nights and seasonal ice skating. Dining options are concentrated in Downtown Winter Haven, which is known for its eclectic dining scene. “You have Arabellas, which has the restaurant, the bar area and the pizza place,” de Graaff says. “The restaurant is fine Italian dining, but it’s all connected. There’s Aria Steakhouse, which just opened this year. And then we have Lucille’s, which is a really good American diner.” Other featured destinations include: Nutwood, a farm-to-table restaurant owned by Michelin star-rated chef Steven Rojas; Adler’s, a contemporary burger joint; and Bowen Yard, a modern food hall with several eateries. Entertainment is on tap at downtown attractions the Historic Ritz Theatre and Gram Parsons Derry Down, a relatively new, intimate concert venue. There’s a Home Depot in the neighborhood, but most shopping options require a short drive. There’s a Publix about 2 miles away and a Walmart Supercenter about 4 miles away.

Student can attend Polk County public schools

The neighborhood is served by Polk County Public Schools, which is rated B-minus by Niche. Younger students can attend Lake Alfred Elementary School and Denison Middle School, rated C-plus and C-minus, respectively. The middle school features pre-academies in communication technology, culinary arts and pre-med. Older students can attend Winter Haven Senior High School, rated B-minus. Students can earn credits at Polk State College through the high school’s dual enrollment classes.

Hospital, downtown easily accessible by bus or car; I-4 is nearby

The neighborhood is conveniently located for local and regional travel. It’s easy to take the bus around the city. Winter Haven Hospital is about 2 miles away and downtown about a mile farther. Both are easily accessible from the neighborhood by bus or car. Winter Haven Regional Airport is in the neighborhood, but it does not offer commercial service. Orlando International Airport is about a 45-mile drive. Nearby Interstate 4 provides access to Orlando and Tampa, with the latter about 55 miles away. Lakeland is about a 15-mile drive via U.S. Route 92.
