Wolfdale’s relaxed suburban atmosphere and convenience to Washington
A mom and pop commercial strip and grassy community parks form the backbone of Wolfdale, an established suburban community that stretches from Washington’s city limits into the rolling, rural hills of Canton Township. “Wolfdale is a name locals are going to know, but it’s still very much a part of Washington. Jefferson Avenue runs right through and into town, you’re not going to feel like you’re separated from those amenities. Then, if you keep going the other direction, you’re in the countryside. There’s nothing but farmland,” says Jeff Selvoski, a Realtor at eXp Realty with more than 13 years of experience serving the Washington area. Wolfdale has maintained its own well-loved collection of community events, parks and businesses without losing its low-key, semi-rural atmosphere, despite being mere miles from Washington County’s biggest employers and the major Pittsburgh commuter highway, Interstate 79.

Hilly suburban blocks full of midcentury, patio and manufactured homes
Grassy, suburban blocks slope away from Jefferson Avenue throughout Wolfdale, setting a mix of classic single-family homes against the forested hills of Canton Township. Brick Colonial Revivals, midcentury ranch-style homes and split-levels are common, but buyers will also find pockets of prewar national homes and bungalows as well as New Traditional homes built in the past few decades. While prices can trend lower or higher, these detached single-family homes typically go for around $115,000 to $400,000. Attached patio homes in communities developed over the past couple of decades sell for around $265,000 to $380,000; HOA maintenance fees are typically around $100 per month. Multiple manufactured home parks also operate in Wolfdale, where homes can sell for between around $15,000 and $65,000 plus monthly lot rent of several hundreds of dollars. Wolfdale has a CAP Index Crime Score of 1 out of 10, lower than the national average of 4.

Commuting to Washington and Pittsburgh
Jefferson Avenue connects Wolfdale to major employers in Washington, including county seat offices, Washington & Jefferson College and UPMC Washington Hospital, all a few miles away. Commuters going a longer distance merge onto Interstates 70 and 79 nearby on the 30-mile drive to downtown Pittsburgh. Pittsburgh International Airport is also around 30 miles from home. Washington County’s bus routes do not extend to Wolfdale, so residents will need a personal vehicle to get around.
Shopping and dining on Jefferson Avenue and at nearby big-box stores
Wolfdale’s stretch of Jefferson Avenue is a sparse commercial corridor, home to long-running, beloved local restaurants like Al an’ Rubens Bar & Grill. The hot dogs at Shorty’s Lunch have been a Washington County specialty for more than 90 years; those not wanting to travel a couple of miles to the original storefront in the city can stop into the Wolfdale location. Shoppers can pick up some limited groceries and deli staples at Isaly’s and Dollar General. Taking Jefferson Avenue a couple of miles east brings residents to Washington’s walkable downtown commercial district. Major strip mall complexes like Trinity Point and Strabane Square are within 5 miles of Wolfdale. “The Walmart is literally at the next exit on Interstate 79 after Washington, and that intersection’s got Target, Sam’s Club – really everything you could need,” Selvoski notes.

Canton Township parks and recreation in Washington
At Canton Township Community Park, visitors enjoy the playground and shady picnic pavilions standing in a grassy field that curves along Chartiers Creek. Wolfdale Community Park is farther down Jefferson Avenue, a smaller green space with a soccer field and some low bleachers for pick-up game spectators. Where Wolfdale transitions into the more rural stretches of Canton Township, members fire at private gun clubs. In the opposite direction, the city of Washington is home to spaces for classes and social clubs geared toward different age groups like the Washington Area Senior Center and LeMoyne Community Center.

Attending Trinity Area School District
Trinity North Elementary School sits within Wolfdale and earns a B from Niche. Students will bus to Washington to attend Trinity Middle School and Trinity High School, both of which earn a B-plus. The high school’s career and technical education programs offer hands-on experience and the opportunity to earn certifications or college credit in fields from agricultural production to sports medicine and rehabilitation therapy.

Fish fries and family fun at Wolfdale community events
Wolfdale’s churches hold regular services throughout the year, but the craft shows and Lenten fish fries at Holy Trinity National Catholic Church are as much beloved annual traditions for the whole community as they are crucial fundraisers for the congregation. The local volunteer fire department’s social hall hosts outreach events like the LeMoyne Community Mobile Feed Truck’s visits, which bring healthy food around Washington County to help combat food insecurity. Each June, Canton Township Community Park draws residents from across the township for a community picnic, an afternoon of bounce houses, face paint and other family-friendly crafts and activities.
Flood zones along Chartiers Creek
Homeowners living near Chartiers Creek and other narrow waterways that fork through Wolfdale fall into higher risk flood zones following unusually heavy rain. Buyers can consult maps to understand their risk and potential need for insurance.
