Privacy by Wonder Lake

In the far reaches of Chicago’s northwest suburbs, Wonderview looks out to Wonder Lake, a recreational body of water surrounded by a series of residential subdivisions. “People like this area because the lake is private,” says Carolyn Wourms, a broker at Berkshire Hathaway HomeServices Starck Real Estate. “There is a yearly HOA fee for every neighborhood, including Wonderview, where that money goes to lake access. They’re very strict, too. If you don’t have a sticker, you don’t get to access the water.” While annual fees vary, they usually total around $100. Around the lake, there are fenced-in parks and boat launches that are only accessible to residents.

Full-time residents in Wonderview

Since there are activities at any time of year on Wonder Lake, most people who live in Wonderview are there full-time rather than seasonally. Like in many other areas of the country, the neighborhood doesn’t have much inventory. The price range is between $140,000 and $475,000, with the higher-priced homes providing a view of the water. The largest lots are about a third acre, and most homes are two or three-bedroom ranch-style, bi-level and Cape Cod. The median size of a single-family house in the neighborhood is around 1,700 square feet. The First Street website measures various environmental factors and indicates that homes near the water are in a severe flood zone. The CAP crime score is a 2, below the national average of 4.

The Wonder Lake Yacht Club sponsors sailboat races on Sundays in the summer. “There’s ice fishing that takes place in the winter as well as snowmobiling if the ice is thick enough,” Wourms says. In addition to local farm produce, art is displayed and made by area talent. Christmas by the Lake is a holiday tradition in early December with live music and a tree-lighting ceremony.
